LISTING OF OFFICERS WITH THE FLORIDA DEPARTMENT OF STATE FOR
THE 1701 MERIDIAN BUILDING CONDOMINIUM ASSOCIATION, INC.,
PENNSYLVANIA GARAGE CONDOMINIUM ASSOCIATION, INC., AND
COLONY THEATER CONDOMINIUM ASSOCIATION, INC.
The purpose of this Letter to the Commission (L TC} is to inform the Mayor, City Commissioners and City
Attorney they have been listed on the 2020 Florida Not for Profit Corporation Annual Report, filed with the
Florida Department of State on April 2, 2020, for the 1701 Meridian Building Condominium Association,
Inc., the Pennsylvania Garage Condominium Association, Inc., and the Colony Theater Condominium
Association, Inc.
BACKGROUND
The 1701 Meridian Building Condominium Association, Inc. was incorporated in 2007 for the office/retail
building located at 1701 Meridian Avenue. The 1701 Meridian building consists of eight (8) condominium
units, all of which are owned by the City of Miami Beach. Four (4) of the units are offices occupied by City
departments and the other four (4) units are leased to retail businesses.
The Pennsylvania Garage Condominium Association, Inc. was incorporated in 2012 for the garage/retail
building located at 1661 Pennsylvania Avenue. The Pennsylvania Garage building consists of a garage
condominium unit and a retail condominium unit, both of which are owned by the City of Miami Beach. The
garage unit is utilized by the City for municipal parking. A portion of the retail unit is leased to the Miami
Beach Chamber of Commerce and the balance of the retail unit is leased to Moonlighter Fablab, Inc., both
of which are not for profit corporations.
The Colony Theater Condominium Association, Inc. was incorporated in 2018 for the retail space located
at 1040 Lincoln Road. The space consists of three (3) condominium units, all of which are owned by the
City of Miami Beach. Miami New Drama, a not for profit corporation, manages for the theater portion for
the City and Colony Theater Café, Inc (d/b/a Segafredo) leases the café portion.
