The Alexander Hotel, and evidence of work with no permits was observed. We also found open gas lines from removed gas appliances and equipment leaving the open gas piping outlets with valves only. We also detected possible gas odor emitting from some of the remaining gas appliances and equipment. This kitchen is active and in operation. We observed work done involving all trades, building, Electrical, Mechanical and Plumbing. Below are statements from our Mechanical Chief, Laura Ferrer and our Electrical Chief, Jaime Reyes. It is my opinion and agreed by all that a cease and desist/ Stop Work order be issued due to life safety concerns. These areas need to discontinue operations until all areas are safe for occupancy. The building has only 1 gas service and may be difficult to shut the gas supply down for the entire building and I could not find any emergency shut off valves in the areas mentioned. All pictures can be found on our F-Drive on the links provided below. Mechanical; I found on Permit Plus a mechanical permit (BM970750) for one hood installation from 1997 in finaled status. There are four kitchen hoods one of them without appliances under or backing system, no related demolition permit found. As per tag on hoods they appears to be cleaned on 4/2021. At the moment of inspection the kitchen area was empty, unable to determine the hoods working conditions. Electrical; See below access to pics taken at 5225 Collins Ave. There is evidence of electrical and low voltage work at kitchen area without permit. Building; Several violations were found as per pictures previously sent: Change of kitchens layout to include all trades, demolition and relocation of wall partitions to include new doors, new ceilings framing , fire wall not properly seal, evidence of water damage, ceiling in disrepair, drywall unfinished, window installation in process, low voltage work including cameras, exposed fire sprinklers, retail modification at lobby area. without approved/issued permit(s).
