THIS SPECIAL WARRANTY DEED is made and executed this q ~ day of February,

MIAMl BEACH, a Florida municipal corporation (the "Grantee"), whose mailing address is 1700
Convention Center Drive, Miami Beach, Florida 33139, Attention: City Manager

That Grantor, for and in consideration of the sum ofTen and No/lOO Dollars ($10.00) and
other good and valuable consideration, the receipt whereof is hereby acknowledged, does hereby
grant, bargain, sell, alien, remise, release, convey and confirm Wlto Grantee the real property (the
"Propertyj located in Miami-Dade COWlty, Florida, and more particularly described as follows:
The Building and all improvements located on the land more particularly
described in Exhibit "A" attached hereto and IIlade a part hereof.

INTEREST IN THE BUILDING AND IMPROVEMENTS ONLY,
AND NOT THE UNDERL VlNG LAND.

SUBJECT TO:
1. All easements, agreements, covenants, conditions and restrictions of record,
provided that this instrument shall not reimpose same.
2. Real estate taxes for the year of closing and all subsequent years.
3. Existing applicable governmental building and zoning ordinan~ and other
governmental regulations.
4. Those matters that would be disclosed by an accurate survey of the Property.
TOGElHER with all the tenements, hereditaments and appurtenances belonging or in any
way appertaining to the Property.
TO HA VE AND TO HOLD the same in fee simple forever.
AND GRANTOR hereby covenants with Grantee that Grantor is lawfully seized of the
Property in fee simple; that Grantor has good right and lawful authority to sell and convey the
Property; and that Grantor does hereby fully warrant the title to the Property and will defend the
same against the lawful claims of all persons claiming by, through or under Grantor.

59' 05" East, along the center line of 17th Street for a distance of 768.52 feet to a point; thence
