WIT N E SSE T H:
That the parties of the first part, for and in con-
sideration of the sum of Ten Dollars, to them in hand paid by
said party of the second part, the receipt of which is hereby
acknowledged, have granted, bargained and sold to the said
party of t~e second part, its successors and assigns, forever,
the following described land situate, lying and being in the
County of Dade and State of Florida, to wit:
Begin at the southeasterly corner of Lot 1, Block 56 of
FISHER'S FIRST SUBDIVISION of Alton Beach, according
to the Plat thereof, recorded in Plat Book 2, at page
77, of the Public Records of Dade County, Florida;
thence run southerly along the easterly line of said
Lot 1, Block 56, produced southerly, a distance of 35.49
feet, more or less, to a point, said point being at the
intersection of the last mentioned course with the
center line of Avenue "DIt as shown on the above
mentioned plat; thence run in an easterly direction
along said center line of said Avenue liD" produced
easterly, to the highwater line of the Atlantic Ocean;
thence run in a northerly direction meandering said high-
water line a distance of 35.49 feet, more or less, to
the point of intersection of the said highwater line
with the southerly line of said Lot 1, Block 56, pro-
duced easterly; thence run in a westerly direction
along the southerly line of said Lot 1, Block 56, pro-
duced easterly as aforesaid, to the point of beginning,

The parties of the first part make no representations
or warranty as to right or title to riparian or littoral rights
..or lands lying beyond the high water mark of the Atlantic
Ocean; riparian and littoral rights have been included in this
conveyance so that the same will pass to the party of the
second part herein, if any of such rights exist with respect
to the land conveyed, and if such rights have been heretofore
acquired by the parties of the first part.
Except as above limited, the parties of the first part
do hereby fully warrant the title to said lands, and will defend
the same against the lawful claims of all persons whomsoever.
The interest of the individual grantors herein, conveyed hereby,

is that of fee simple owners, and the interest of the corporate
grantor herein, conveyed hereby, is that of lessee under 99-year
indenture of lease which is recorded in Deed Book 1984 at page
19, of the Public Records of Dade County, Florida.
