WARRANTY DEED
THIS INDENTURE, Made this ~ day of ~ ~ ~ 1965,
between BENJAMIN MEYERS and ANNA B. MEYERS, his C::::-Z the County of
Dade and State of Florida, parties of the first part, and CITY OF
M~I BEACH, a Florida municipal corporation, party of the second part,
WIT N E SSE T H: That the said parties of the first
part, for and in consideration of the sum of Ten Dollars, to them in
hand paid by the said party of the second part, the receipt whereof
is hereby acknowledged, have granted, barcyained and sold to the said
party of the second part, its successors and assigns, forever, the
following described land situate, lying and being in the County of
Dade and State of Florida, to wit:
A portion of ~t 332, First Ocean Front Subdivision, according
to the amended plat thereof, recorded in Plat Book 9, page 78
of the public records of Dade County, Florida, said portion
being all of that part of Lot 332 lying easterly of that . <
portion of the following described line lying ~~thin the said
Lot 332;
From a point on the easterly line of Collins Avenue 7.461 feet
southerly from the northwesterly corner of Lot 28 of the afore-
said subdivision, said point being the Point of Tangency (P.T.)
of a curve of 4442.00 feet radius forming a part of the easterly
line of Collins Avenue, run northerly along the tangent to the
above mentioned curve and along the easterly right of way line
of Collins Avenue a distance of 67.213 feet to a point;
Thence deflecting to the left 90000'00", run westerly 130.00
feet to a point, said point being the Point of Beginning of the
line herein described;
Thence deflecting to the right 90000100" tangent to a circular
curve of 1271.227 feet radius run northerly along the arc of said
circular curve deflecting to the right, a distance of 229.483feet
to a point on the southerly line of said Lot 332, said point being
384.06 feet westerly from the Base Line shown on said plat, meas-
ured along the said southerly line of Lot 332 and the easterly
production thereof;
Thence continue along the arc of the last mentioned curve 92.746
feet to a Point of Reverse Curvature (P.R.C.) within said Lot
332;
Thence deflecting to the left, run northerly along the arc of a
circular curve of 1141..227 fee.-t radius 13.92 feet to a point
on the northerly line of said Lot 332, said point being 347.02
feet westerly from the Base Line shown on said plat, measured
along the said northerly line of Lot 332 and the easterly
production thereof;
EXCEPTING that part of said Lot 332 formerly conveyed to the
City of Miami Beach by deed recorded March 10, 1954 in Deed
Book 3891, page 66 of the public records of Dade County, Florida;
the said portion of Lot 332 herein described containing 7200
square feet, more or less.

THIS conveyance is made subject to conditions,
limitations and restrictions of record; applicable
zoning ordinances and taxes for the year within which
delivery hereof is made.
And the said part~es of the first part do hereby fully
warrant the title to said land, and will defend the same against the
lawful claims of all persons whomsoever.
IN WITNESS WHEREOF, the said parties of the first part have
hereunto set their hands and seals the day and year first above
