WARRANTY DEED
THIS INDENTURE, Made this 12th day of July A. D. 196L
between VIRGINIA t!. HOLLOWELL and RALPH D. HOLLOWELL, her husband,
parties of the first part, of the County of Dade and State of Florida,
and CITY OF MIAMI BEACH, a Florida municipal corporation, party of the
second par t,
WITNESSETH: That the said parties of the first part, for and
in consideration of the sum of.. Ten Dollars and other good and valuable
consideration, to them in hand paid by the said party of the second part,
the receipt whereof is hereby acknowledged, have granted, bargained and
sold to the said party of the second part, its successors and assigns
forever, the following described land situate, lying and being in the
County of Dade and State of Florida, to wit:
A portion of Lot 336, First Ocean Front Subdivision, according
to the amended plat thereof, recorded in Plat Book 9, page 78
of the public records of Dade County, Florida, said portion
being all of that part of Lot 336 lying easterly of that portion
of the following described line lying within the said Lot 336:
From a point on the easterly line of Collins Avenue 7.461 feet
southerly from the northwesterly corner of Lot 28 of the aforesaid
subdivision, said point being the Point of Tangency (P. T.) of a
curve of 4442.00 feet radius forming a part of the easterly line
of Collins Avenue, run northerly along the tangent to the above
mentioned curve and along the easterly right of way line of Collins
Avenue a distance of 67.213 feet to a point;
Thence deflecting to the left 90000'00" run westerly 130.00 feet.,Ct:.o
a point, said point being the Point of Beginning of the line herein
described;
Thence, deflecting to the right 90000'00" tangent to a circular
curve of 1271.227 feet radius run northerly along the arc of said
circular curve deflecting to the right, a distance of 322.23 feet
to a Point of Reverse Curvature (P.R.C.);
Thence deflecting to the left run Northerly along the arc of a
circular curve of 1141.227 feet radius 345.23 feet to a point on
the southerly line of the said Lot 336, said point being 253.59
feet westerly from the~~ line shown on the said plat measured
along the said southerly' line of Lot 336 and the easterly production
thereof;
Thence continuing northerly along the arc of the last mentioned
curve, run 101.58 feet to a point on the northerly line of the
said Lot 336, said point being 236.29 feet westerly from the
Base Line shown on said pIa t, measured along the said northerly
line of Lot 336 and the easterly production thereof;
EXCEPTING that part of said Lot 336 formerly conveyed to the
City of Miami Beach by deed recorded January 21, 1954 in Deed Book
3871, page 47 of the public records of Dade County, Florida; the
said portion of Lot 336 herein described containing 8165 square
feet, more or less.
THIS conveyance is made subject to conditions, limitations and
restrictions of record; applicable zoning ordinances and taxes
for the year within which delivery hereof is made.

And the said parties of the first part do hereby fully
warrant the title to said land and will defend the same against the
lawful claims of all persons whomsoever.
