WARRANTY DEED
. THIS INDENTURE, Made thiS~day of ~.D.
1965, between JULIA LOUISE REYNOLDS, a single woma , party of the
first part, and CITY OF MIAMI BEACH, a Florida municipal corporation,
party of the second part.
WIT N E SSE T H : That the said party of the fisst part,
for and in consideration of the sum of Ten Dollars and other good
and valuable considerations, to her in hand paid by the said party
of the second part, the receipt whereof is hereby acknowledged, has
granted, bargained and sold to the said party of the second part,
its successors and assigns, forever, the following described land
situate, lying and being in the County of Dade and state of Florida,
to wit:
A portion of Lot 335, First Ocean Front Subdivision, according
to the amended plat thereof, recorded in Plat Book 9, page 78
of the public records of Dade County, Florida, said portion being
all of that part of Lot 335 lying easterly of that portion of
the following described line lying within the said Lot 335:
From a point on the easterly line of Collins Avenue 7.461 feet
southerly from the northwesterly corner of Lot 28 of the afore-
said subdivision, said point being the Point of Tangency (P.T.)
of a curve of 4442.00 feet radius forming a part of the easterly
line of Collins Avenue, run northerly along the tangent to the
above mentioned curve and along the easterly right of way line
of Collins Avenue a distance of 67.213 feet to a point:
Thence, deflecting to the left 90000'00" run westerly 130.00
feet to a point, said point being the Point of Beginning of
the line herein described:
Thence, deflecting to the right 90000' 00" tangent to a circular
curve of 1271.227 feet radius run northerly along the arc of
said circular curve deflecting to the right, a distance of 322.23
feet to a Point of Reverse Curvature (P.R.C.):
Thence deflecting to the left, run northerly along the arc of a
circular curve of 1141. 227 feet radius 222.53 feet to a point
on the southerly line of said lot 335,. said point being 288.70
feet westerly from the Base Line shown on said plat measured
along the said southerly line of Lot 335 and the easterly
production thereof:
Thence continuing northerly along the arc of the last mentioned
curve, run 122.69 feet to a point on the northerly line of said
Lot 335, said point being 253.59 feet westerly from the Base
Line shown on said plat, measured along the said northerly line
of Lot 335 and the easterly production thereof.
Excepting that part of said Lot 335 formerly conveyed to the
City of Miami Beach by deed reeorded July 1, 1953 in Deed Book
3784, page 26 of the public records of Dade County, Florida.
The said portion of Lot 335 herein described containing 12,287
square feet, more or less.

RESOLUTION NO.

WHEREAS, the City Council of the City of Miami Beach, Florida,
deems it to be necessary to increase to 130 feet the w~dth of that
portion of Collins Avenue adjacent on the west to Lots 332 to. 345,
inclusive, of First Ocean Front Subdivision, according to the \;
amended plat thereof, recorded in plat Book 9, page 78 of the public
records of Dade County, Florida, and Lots 1 to 19, inc1psive, in
Block 2 of Second Ocean Front subdivision, according to the amended
plat thereof, recorded in Plat Book 28, at page 28 of tne public
records of Dade County, Florida~ and Tract 3 of "THE BA'+'H CLUB
PROPERTY", according to the plat thereof, recorded in plat Book 40,
at page 14, of the public records of Dade County, Florida~ and
waEREAS, in order ~o increase the width of Collins Avenue, as
afores~id, it will be necessary for the city to acquire title to
a portion of said lots, as well as to acquire and fill additional
submerged lands in Indian Creek~ and
WHEREAS, JULIA LOU+SE REYNOLDS, the owner of Lot 335, First
Ocean Front Subdivision, has heretofore indicated her willingness
to execute and deliver a deed conveying a portion of sa~d lot to
said City and has executed an agreement prepared by the Attorney
for the city of Miami Beach for that purpose, which set~ forth the
terms and conditions upon which said owner will deliver such deed,
the City Council being familiar with the contents of said agreement,
and which said agreement has heretofore been recorded in the public
records of Dade County, Florida~ and
WHEREAS, said agreement contains, among other things, a
provision by the terms of which the agreement would lapse and become
null a~q void on December 31, 1966, and the city Council, by Resol-
ution NO. 11778, passed and adopted on March 2, 1966, authorized the
preparation of extension agreements extending the completion date
of said project to December 31, 1967~ and
~REAS, the said owner of Lot 335, First Ocean Front subdivision,
is willing to execute the said extension agreement~ on condition,
however, that her attorney.s fees in the premises,/in the sum of
$1200.00, be paid by the city~ and
WH~REAS, the city Council deems it to be to the best interest
of the city to enter into and execute said extension agreement, the
terms of which are familiar to the City Council, and to comply with
the condition required by the owner~
NOW; 'rHEREFORE, BE; IT RESOLVED by the CITY COUNCIL OF THE
CITY OF MIAMI BEACH, FLORIDA, that the Mayor and the City Clerk
be and they are hereby authorized and directed to execute said
extension agreement in the name of and on behalf of said city.
BE IT FURTHER RESQLVED by the CITY COUNCIL OF THE CITY OF
MIAMI BEACH, FLORIDA, that the proper disbursing officials of the
