and other good and valuable consideration, to them
in hand paid by the party of the second part, the
receipt l,rhereof is herebv aclmmlledged, have
granted, bargained and sold te the said ~~pty of
the second part, its successors and assigns forever,
the following described land, situate, lying and
being in the City of Hiami Beach!. County of Dade,

BEACH BAY SUBDIVISION, according to the
Plat thereof recorded in Plat Book 44,
page 25 of the Public Records of Dade County,
Florida, said portion being described as
follows:
Begin at the northeasterly corner of said Lot 13;
thence run westerly along the northerly boundary
of said Lot 13 to a point, said point being the
point of intersection with a line parallel to and
2~ feet westerly of the easterly boundary of said
Lots 13 and 14, said 2~ feet being measured at
right angles to the said easterly boundary;
thence run southerly along said line parallel
to and 2i feet westerly of the easterly boundary
of said Lots 13 and 14 to the point of tangency
of a circular curve of 25 feet radius, said
circular curve being tangent also to the southerly

SUBJECT to restrictions, conditions and
limitations of record, zoning ordinances of
the City of 11:iami . Beach, Florida, and taxes
for the year 1954.
This conveyance is made upon the condition
that the above described property'shall be used
for sidewalk and highway purposes. In the event
the grantee, its successors or assigns shall
abandon the said property for .sidewalk and highway
purposes, the title to the property shall revert
to and immediately revest in the grontor s, their heirs,
successors and assigns.
And the said part ies of the first part do
hereby fully vJarrant title to said land, and will defend
the same against the la1vful claims of all persons
whomsoever.
