WARRANTY DEED
THIS INDENTURE, made this :;) ,dday of November, 1965,
between RELIANCE MERCHANDISE CO., INC.,' an Illinois corporation,
lawfully authorized to transact business in the State of Florida, party
of the first part, and CITY OF MIAMI BEACH, a Florida municipal corporation,
party of the second part~
WIT N E SSE T H: That the said party of the first part,
for and in consideration of the sum of Ten Dollars and other good and
valuable considerations, to it in hand paid by the said party of the
second part, the receipt whereof is hereby acknowledged, has granted,
bargained and sold to the said party of the second part, its successors
and assigns forever, the following described land situate, lying and being
in the County of Dade and state of Florida, to wit:
A portion of Lot 337, First Ocean Front Subdivision, according 60
the amended plat thereof, recorded in Plat Book 9, page 78 of the
public records of Dade County, Florida, said portion being all of
that part of Lot 337 lying easterly of that portion of the following
described line lying within said Lot 337:
From a point on the easterly line of Collins Avenue 7.461 feet
southerly from the northwesterly corner of Lot 28 of the aforesaid
subdivision, said point being the Point of Tangency (P.T.) of a
curve of 4442.00 feet radius forming a part of the easterly line
of Collins Avenue, run northerly along the tangent to the above
mentioned curve and along the easterly right of way line of Collins
Avenue a distance of 67.213 feet to a point~
Thence, deflecting to the left 900 00'00", run westerly 130.00
feet to a point, said point being the Point of Beginning of the
line herein described~
Thence, deflecting to the right 90' 00'00" tangent to a circular
curve of 1271.227 feet radius, run northerly along the arc of said
circular curve deflecting to the right, a distance of 322.23 feet
to a Point of Reverse Curvature (P.R.C.)~
Thence deflectimg to the left run northerly along the arc of a
circular curve of 1141.227 feet radius 446.80 feet to a point on
the southerly line of said Lot 337, said point being 236.29 feet
westerly from the Base Line shown on said plat measured along the
said southerly line of Lot 337 and the easterly production thereof~
Thence continue northerly along the arc of the last mentioned curve,
run 100.43 feet to a point on the northerly line of said Lot 337,
said point being 228.00 feet westerly from the Base Line shown on
said plat, measured along the said northerly line of Lot 337 and
the easterly production thereof. Containing 6,705 square feet,
more or less.
THIS CONVEYANCE is"made subject to conditions, limitations
and restrictions of record~ applicable zoning ordinances and taxes for
the year within which delivery hereof is made.
