AGREED ORDER
THIS CAUSE, having come before the Special Master upon the Property Owner s
Request for Mitigation of the fines, and the Special Master being advised of the following:
1. Numerous violations were issued to CPG Trading Corporation (the "Violator') in
connection with property maintenance violations and zoning violations, while ,t
was in possession of and the legal owner of the real property located at 4765
North Bay Road, Miami Beach, Florida (the "Property"). and
2. The Property was the subject of a foreclosure action and JPMorgan Chase Bank.
N.A. (the"Bank")was the successful bidder at the foreclosure sale. and
3. On July 11, 2019 a Certificate of Title was issued to the Bank in the case styled
JPMorgan Chase, N.A. v. Mercedes F. Rodriguez, Case No. 2013-61 74CA23
(11r Judicial Circuit in and for Miami-Dade County, Florida)
4. During the pending foreclosure action and while the Violator was the property
owner of record, the City recorded the following liens in the Public Records in
and for Miami-Dade County, Florida:

5. All City liens recorded after the recording of the Lis Pendens and prior to the
issuance of the Certificate of Title, have been extinguished by operation of law;
and
6. Subsequent to the entry of the Certificate of Title, the unsafe structure was
completely demolished; thereby curing all of the underlying violations; and
7. All violations have been closed and the Affidavits of Compliance filed with the
Clerk and the Special Master cases are eligible for mitigation; and
8. The parties have agreed that a global settlement of the outstanding fines are in
their respective best interest and
9. Upon receipt of$3,100.00, the City will issue and record a Satisfaction of Lien in
connection with the liens referenced in paragraph 3 above; and
10_ The parties are in agreement to the entry of this Order
IT IS ORDERED AND ADJUDGED,that:
The Requests for Mitigation and the approval and ratification of the parties` global
settlement is hereby granted; and JPMorgan Chase Bank, N.A. shalt pay the City the sum of
$3,100.00 (the "Mitigation Payment') within sixty(60) days from the date of this Agreed Order
In the event of non-payment, the full amount of the fines will be reinstated_ The allocation of t^e
