Corey J. Lafferty founded PrecisionArt Architecture, Design + Construction in 2009.As a licensed Architect
in Florida and New York, he is also a LEED Certified Designer and General Contractor with more than 28
years of experience in the architecture and construction industries. As Principal, he brings a wealth of
knowledge operating a design and build firm from developing client relationships, managing personnel,
and creating growth. As Architect, he delivers imaginative artistry to his projects with the belief that the
final form should be a balance between sustainable design and new technologies within the context of
the site, the conditional space, and the historic setting. He exceeds client expectations with clever
solutions that are innovative and enduring.
Relevant Experience
Prince Michael Hotel, Miami Beach, FL – Principal Architect. Responsibilities included a proposal to the
existing client to revitalize a historic Mid-Century Modern but dilapidated apartment building into a completely
renovated 4-star Boutique Hotel with an additional floor on South Beach. This included developing and
receiving approval for two separate designs from the Miami Beach Historic Preservation Board. The objectives
were to maximize usable square footage and access to better views by activating the un-used roof with an
additional floor and other social gathering spaces. The original building was designed by well-known South
Beach Architect, Roy France. The new design respects the original design features and complements it with
an updated, modern interpretation that includes a 48,000 sq.ft. 107 room Boutique Hotel. It features a
restaurant and two separate pool areas. The new additional rooftop level has a pool deck and a meditation
garden with views to Miami to the west and the Ocean to the east.
Caribbean Resort, Montego Bay, Jamaica – Principal Architect / Planner. Redevelopment of existing Luxury
Oceanside Resort overall 8-acre site to create a cohesive spatial experience throughout. This included
relocating existing pools, stages, and other structures to help maximize views of the ocean and ease of access
to the resort’s various amenities. The project also included many needed design updates of existing buildings
including the main lobby building, main bar, and transforming an existing restaurant. It also included the design
of a new 1,200 sq.ft. restaurant.
Biscayne Design Center, Miami, FL – Principal Architect. Responsibilities included architectural design and
detailing, coordination of engineering consultants for a 17,000 sq.ft. Modern (5) two-floor retail units developed
to attract design-oriented retailers and customers to the entrance into the City of Miami from the north along
the historic Biscayne Boulevard. The vision for this project was to capture the essence of the iconic Modern
Miami theme with clean lines, concrete frames, and large storefront windows to allow natural light in and give
optimal viewing of designer's goods. Challenges included maximizing the existing site for a two-story
commercial building with an accessible rooftop deck providing assembly uses without needing to increase
existing parking allotment.
Sustain Restaurant, Midtown Miami, FL – Project Architect / General Contractor. 4,000 sq.ft. interior build-
out for a restaurant creating a unique dining experience that combines sustainable food sources and
sustainable building design. All elements of construction from the selection of material to building methods
were thoughtfully crafted to conform with LEED standards of design. Responsible for creating and maintaining
construction schedule, budget, selecting subcontractors, ordering materials, site supervision as well as re-
designing HVAC, lighting, and plumbing systems.
Siena, Wynwood Miami, FL – Principal Architect / Planner. 208,000 sq.ft. Design Concept # 1 for mixed-use
12 story building containing retail on the ground floor, office space on the mid floors, and residential with private
pools on the top floors. Responsibilities included in-depth zoning analysis to maximize building square footage
after acquiring additional lots and creating spot zoning to increase overall building heig ht and density. This
concept incorporated vertical stack autonomous parking to maximize building square footage with required
parking count within a high-density city center. The modern/cosmopolitan façade is designed to be instantly
recognizable.

Urbane, Wynwood Miami, FL – Principal Architect / Planner. 49,000 sq.ft. Design Concept # 2 for mixed-use
3 story building containing retail on the ground floor with live-work space above. Responsibilities included in-
depth zoning analysis to maximize building square footage/parking requirements without the need to acquire
additional lots within the high-density city center. Designed to be a modern, walkable neighborhood building.
Wilson Residence, Miami Beach, FL — Principal Architect / General Contractor. 1,700 sq.ft. High-end
remodel combining two adjacent condo units facing the Atlantic Ocean. Responsibilities included
architecture/engineering, interior design, and construction. Creating a contemporary layout with a large, open
kitchen to enjoy the ocean view beyond the living room was the most essential requirement for the design. The
older building layout had an enclosed kitchen with a wall dividing the existing living room containing the building
plumbing stacks. Although this existing condition was a seemingly immovable impediment, with technical
creativity, we were able to divert all stacks to adjacent walls to obtain a clear view of the ocean.
Savoy Beach Club, Miami Beach, FL — Project Architect / Senior Project Manager. Responsibilities included
architectural design and detailing, coordination of engineering consultants for 39,000 sq.ft. new construction
for a ground floor commercial, and upper floor residential and garage. Located in the Miami Beach Design
District’s South of 5th, this corner lot building design has a creative play of scale with stacked two-story
residential units facing the streets and masking the parking behind. Some challenges for this structure included
how to effectively isolate sound and vibration of parking structure from the residential and commercial uses in
a small 150 ft by 150 ft site. Also, how to structurally support (3) two-story penthouses and pool over a garage
with a different structural layout.
David’s Cafe, Miami Beach, FL — Project Architect / Senior Project Manager. Responsibilities included
architectural design and detailing, coordination of engineering consultants for a 10,000 sq.ft. restaurant. The
one-time historic gas station with expansive archways restored and fitted with glazing is one of South Beach’s
most iconic locations that transform the former underutilized site into a 24-hour Diner and Cuban Restaurant.
Much research went into discovering the appropriate ornamental features to clad the historic façade that was
lost through the years to help differentiate the new layers of architecture from existing.
Belvedere House, Miami Beach, FL — Project Architect / Senior Project Manager. 6,000 sq.ft. Newly
constructed contemporary home located on a narrow lot abutting the Venetian Causeway and Biscayne Bay
with views of South Beach. As the centerpiece of the house, the Grand stair was especially challenging as it
was fabricated in New Orleans and shipped in three sections. Attention to detail became particularly important
to correct the imperfections in the fabrication of the stair and to give it a finish that created a very sculptural
and monumental feel to the two-story atrium entry space.
TIKL Restaurant, Brickell Miami, FL — Project Architect / General Contractor. 4,070 sq.ft. Interior build-out
of a small plates raw bar and grill designed for festive nightlife and social gatherings. Responsible for creating
and maintaining construction schedule, budget, selecting subcontractors, ordering materials, site supervision
as well as re-designing HVAC, lighting, and plumbing systems. Challenges included installing a ground
plumbing system under the existing hydrostatic slab and routing refrigerate lines through existing post-tension
floor slabs.
Fairwind Hotel, Miami Beach, FL – Project Architect / Senior Project Manager. Responsibilities included
architectural design and detailing, coordination of engineering consultants for a 56,000 sq.ft. 78 room Boutique
Hotel with restaurant and retail combining three historic Art Deco buildings (two buildings were creations of the
well-known South Beach Architect, Murray Dixon) with a 5-story high modern addition arranged to the rear of
the site to create public and private courtyards. Major challenges overcome were FEMA regarding existing first
floor heights of the Historic Hotel, ADA issues to maintain historic elevators, and fire issues with an open
historic stair that also served as a second means of egress.
Little River Design District, Miami, FL – Principal Architect / Planner. Redevelopment of existing 2-acre inner-
city site with 5 existing warehouse buildings to be transformed into a new center focused on accessibility to
design-related retail to help spur revitalization of a depressed neighborhood of Miami. This includes renovation
/ reimaging existing structures and creating community outdoor spaces. Responsibilities include in-depth
zoning analysis to join separate lots and create a spot to create a cohesive design center and approvals from
local authorities for the design concept.

Recommendations
Roy Wilson
“Corey and his team at
PrecisionArt are first class all the
way. To undertake a large
remodeling project can be
daunting, but It is greatly
simplified when one person can
do the design, architectural
drawings, and construction. After
several false starts with an
architect who just did
architectural drawings and a
construction company that only
did construction work, we were
referred to Corey who was able
to do everything in a coordinated
way. For someone who wants
first class service from start to
finish and impeccable work
product, we would highly
recommend Corey and
PrecisionArt.”
Louis Bove
“PrecisionArt did an absolutely
terrific job on a very complicated
and comprehensive custom
remodeling of my Condo in
Miami Beach. Corey at
PrecisionArt handled all aspects
of the design, permitting,
demolition, and custom
construction. This company is
extremely detail oriented and
carefully considered every single
aspect of the work. Their design
work and fabrication on many
custom fixtures for this project
was outstanding. They also
coordinated the purchase and
installation of all appliances,
plumbing fixtures, and hardware.
The finished work product was
impeccable. This is a truly turn-
key high-quality design and
construction firm. I would highly
recommend this company for
any project, particularly high-end
architectural work, design, and
remodeling.”
