THIS INDENTURE, made this ~/"'day of January, 2005, between GLORIA
ROSENTHAL, a single woman, indivi~y and as Trustee of the Gloria Rosenthal
Revocable Trust u/a/dtd 5/14/99 (hereinafter called the Grantor*), to CITY OF MIAMI
BEACH, a Florida municipal corporation, whose post office address is 1700 Convention Drive,
Fourth Floor, Miami Beach, Florida 33139 (hereinafter called the Grantee*).
WITNESSETH, that the Grantor, for and in consideration of the sum of TEN AND
NO/100 ($10.00) DOLLARS, and other good and valuable considerations to said Grantor in hand
paid by said Grantee, the receipt whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee, and Grantee's successors and
assigns forever, the following described land, situate, lying and being in Miami-Dade County,
Florida, to-wit:
Lot 10, Block 13, Amended Plat of Block Thirteen of the Alton Beach Realty
Company, according to the Plat thereof as recorded in Plat Book 9, Page 146,
Public Records of Miami-Dade County, Florida.
SUBJECT TO: Taxes for the year 2005 and subsequent years; and reservations, covenants and
conditions of record, dedications, restrictions, limitations, easements, rights of way of record,
applicable zoning regulations and ordinances imposed by governmental authority and restrictions
and matters appearing on the Plat or otherwise common to the subdivision, without intent of
relmposmg same.
TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or
in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of
said land in fee simple; that the Grantor has good right and lawful authority to sell and convey said
land; that the Grantor hereby fully warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is free of all encumbrances.
