QUIT CLAIM DEED AND RESERVATION OF EASEMENT
THIS QUIT CLAIM DEED AND RESERVATION OF EASEMENT, executed
this 15th day of October, 1981, by the CITY OF MIAMI BEACH, a munici-
pality in Dade County, State of Florida, party of the first part, to
FLORIDA SERVICING AND MANAGEMENT CORP., a corporation, whose post
office address is 1110 Brickell Avenue, Miami, Florida 33131, party
of the second part:
WITNESSETH:
That the said party, for and in consideration of the sum
of $10.00 in hand paid by the party of the second part, the receipt
of which is hereby acknowledged, does hereby remiset release and
quit-claim unto the party of the second part forever, all the right,
title, interest, claim and demand which the said party of the first
part has in and to the following described lot, piece or parcel of
land, situate, lying and being in the County of Dade, State of
Florida, to-wit:
Legal Description of a part of Bridge Road adja-
cent to and continuous to the Westerly line of
Lot 45 as said Lot 45 and Bridge Road are shown
on the CORRECTED PLAT STAR ISLAND, as recorded
in Plat Book 31 at page 60 of the Public Records
of Dade County, Flor ida. Sa id par t of Br idge
Road described as follows:
Commence at the Northwesterly corner of Lot 41,
CORRECTED PLAT STAR ISLAND, as recorded in Plat
Book 31 at Page 60 of the Public Records of Dade
County, Flor ida, on the Easterly Right-of-way
of East Drive, said North-westerly corner of Lot
41 being the Point of Curvature of a circular
curve concave Northerly and having a radius of
1000.00' feet; thence run Southwesterly along
the arc of said East Drive through a central
angle of 105031'20" a distance of 184.17 feet to
a point on the extension Northeasterly of the
Easterly line of Br idge Road also being the
Westerly line of said Lot 45 as said Bridae Road
and Lot 45 are shown,on the CORRECTED PLAT STAR
ISLAND, as recorded in Plat Book 31 at Page 60
of the Public Records of Dade County, Florida;
thence run S. 30000'00" W. on an assumed bearing
on the extension Northerly of the Westerly line
of said Lot 45, also being the Easterly exten-
sion of said Bridge Road a distance of 10.995
feet to the Point of Beginning of that part of

Righ t-of-way 1 ine of sa id Br idge Road on the
Westerly line of said Lot 45 a distance of
391.555' feet to the Southwesterly corner of
said Lot 45; Thence run Westerly along the arc
of a circular curve having a radius of 500.00'
feet and being concave Northwesterly along the
Southerly line of said Br idge Road through a
central angle of 0034'22.65", a distance of
5.00 I feet to a point; thence run N.
28028'28.37" a distance of 188.012' Feet to a
point; thence run No. 32048'31.05" E. a dis-
tance of 204.08' feet to the Point of Beginning.
Parcel described contains 2,427.749 square feet
more or less or 0.05557 acres, more or less.

incorporated herein) .
RESERVING unto the Grantor herein, its successors or as-
signs, an underground easement or easements for any and all existing
public utili ties, such as water, sewer and telephone.
It being
understood that in the exercise of its right to use said easements,
Grantor shall not be liable for restoration of the land to the land-
scaped state it was in prior to the exercise of such right.
TO HAVE AND TO HOLD THE SAME, together with all and sin-
gular the appurtenances thereunto belonging or in anywise appertain-
ing, and all the estate, right, title, interest, lien, equity and
claim whatsoever of the said party of the first part, either in law
or in equity, to the only proper use, benefit and behalf of the said
party of the second part forever.
THIS CONVEYANCE is being made pursuant to that certain
resolution by the City Commission of the City of Miami Beach, Dade
County, Florida, dated October 15, 1981, which resolution is at-
tached hereto and by reference made a part hereof.
IN WITNESS WHEREOF, the said party of the first part has
signed and sealed these presents the day and year first above writ-
ten.
