WITNESSETH, That said Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00)
and other good and valuable consideration to said Grantor in hand paid by said Grantee, the receipt and
sufficiency whereof is hereby acknowledged, has released, remised and quitclaimed, and by these presents
does hereby release, remise and forever quitclaim unto the Grantee, its successors and assigns forever, all
of the right, title, interest, claim and demand of the Grantor in and to the following described land, to wit:

FIRST SUBDIVISION OF ALTON BEACH," recorded in Plat Book 2, at Page 77, Public
Records of Miami-Dade County, Florida, being more particularly described as follows:
Commence at the Southwest corner of Block 54 of said "FISHER'S FIRST SUBDIVISION
OF ALTON BEACH." Said point being the POINT OF BEGINNING; thence North 88000'
53" East, along the South line of said Block 54 for a distance of 443.08 feet to a point.
Said point located on the West Right-of-Way line of Collins Avenue; thence South 07035'
04" West, along the West Right-of-Way line of Collins Avenue for a distance of 96.26 feet
to a point of tangency; thence, along the arc of a circular curve, concave to the Southwest,
having a central angle of 900 DO' 00" and a radius of 25.00 feet for a distance of 39.27 feet
