Agreement 8/15/51
THIS AGREEMENT, Made and entered into this 1~th day of
AUGUST, A. D. 1951, by and between P. W. MILLER, a single man,
Party of the First Part, hereinafter referred to as the "Seller"
and CITY OF MIAMI BEACH, a municipal corporation of Florida, Party
of the Second Part, hereinafter referred to as the "Purchaser",
WITNESSETH:
For and in consideration of the sum of One ($1.00) Dollar
heretofore paid to the Seller by the Purchaser, receipt of which
is hereby acknowledged, and in consideration of the covenants
hereinafter set forth, the parties hereto agree as follows:
1. The Seller will sell and convey and the Purchaser will
purchase that certain parcel of land situate, lying and being in
Miami Beach, Dade County, Florida, described as follows, to-wit:
Lot Ten (10) of Block Fifty-seven (57) of FISHER'S
FIRST SUBDIVISION of Alton Beach, as the same is
shown, marked and designated on a plat of said
subdivision recorded in Plat Book 2, page 77, in
the office of the Clerk of the Circuit Court in
and for Dade County, Florida.
Also the closed east end of Sixteenth Street more
particularly described as follows:
BegLnning at the Northwest corner of Lot Ten (10),
Block Fifty-seven (57), FISHER'S FIRST SUBDIVISION
of Alton Beach as above described; run in an
easterly direction along the north line of Lot Ten

point of beginning continue along the north line
of Lot Ten (10) in an easterly direction a distance
of Two hundred Six and Twenty-eighth Hundredths (206.28)
feet to a point, said point being the intersection
of the north line of Lot Ten (10) with the west line
of Collins Avenue; thence run in a northeasterly di-
rection along the west line of Collins Avenue a dis-
tance of Seventy and Ninety-eight Hundredths (70.98)
feet to a point, said point being the intersection
of the west line of Collins Avenue with the south
line of Lot One (1), Block Fifty-four (54); thence
run in a westerly direction along the south line of
Lot One (1), Block Fifty-four (54), a distance of
Two Hundred Eighteen and Eight Hundredths (218.08)
feet to a point; thence run in a southerly direc-
tion and at right angles to the south line of Lot
One (1), Block Fifty-four (54), a distance of
Seventy (70) feet to the point of beginning.
2. The Seller will, within Twenty (20) days from the date here-
of, furnish to the Purchaser an Abstract of Title, showing Seller's
title to be good and marketable.

3. The Seller will convey the said land to the Purchaser
by good and sufficient warranty deed, free and clear of all en-
cumbrances except restrictions and limitations of record common
to the neighborhood; zoning ordinances of the City of Miami Beach,
Florida; pending City of Miami Beach improvement liens; taxes for
the year 1951 which are to be pro-rated as of the date of closing
the transaction contemplated by this agreement.
4. The Purchaser agrees to pay to the Seller as the full
purchase price for said land, the sum of One Hundred Thirty-Seven
Thousand Five Hundred and No/IOO ($137,500.00) Dollars cash at
the time of closing the transaction contemplated hereby.
5. The transaction contemplated hereby shall be closed with-
in Forty-five (45) days from the date of this agreement.
6. This agreement shall be binding upon both parties, the
Seller and the Purchaser, their successors and assigns.
IN \fHTNESS VJIIEHEOF, the parties hereto have caused these pre-
sents to be signed in their names by their authorized officers,
their corporate seals to be affixed, attested by the Secretary
and City Clerk respectively, the day and year first above written.
