WARRANTY DEED
THIS INDENTURE, Made this 15th day of May, A. D. 1961,
BETWEEN GEORGE P. JACOBS and LYDA M. JACOBS, his vdfe, and
MIKE ACKERMAN and JOYCE ACKERMAN, hi s wife, of the C01.mty of
Dade and State of Florida~ parties of the first part, and
CITY OF MIAMI BEACH, a Florida municipal corporation, party
of the second part,
WIT N E SSE T H : That the said parties of the first
part, for and in consideration of the sum of Ten Dollars and
other good and valuable considerati.on, to them in hand paid by
the said party of the second part, the receipt whereof is hereby
acknowledged, have granted, bargained and sold to the said party
of the second part, jots successors and assigns, forever, the
following described land situate, lying and being in the County
of Dade and state of Florida, to wit:
A southerly portion of Lots 40, 41, 42, 43 and 44
in Block 10 as shown on a plat entitled "Ocean Side
Section of the Isle of Normandyll as recorded in Plat
Book 25 at page 60 of the public records of Dade
County, Florida, being more particularly described as
follows:
Commencing at the northwest corner of a Tract of Land
comprised of Lots 40, 41, 1-1-2, 43 and 44 in Block 10,
as shown on a plat entitled 1I0cean Side Section of the
Isle of Normandyll, as recorded in Plat Book 25, at page
60 of the public records of Dade County, Florida, run
southwesterly along the assumed bearing of S.5Q351-26.741l
W. along the westerly line of the following described
parcel of land to be called Tract "A":
TRACT "All - Beginning at the northwest corner of a tract
of land comprised of Lots 40, 41, 42, 43 and 44 of Block 10
of "Ocean Side Section of the Isle of Normandyll, according
to the plat thereof, filed in Plat Book 25 at page 60 of the
public records of Dade County, Florida; from said Point of
Beginning run easterly along the northerly line of said Lots
40, 41, 42, 43 and 44, and along the northerly line of said
Block 10 for a distance of 46.48 feet to a point of
Circular Curve; thence run easterly and southerly along the
northerly and easterly boundary of said Lots 40, 41, 42, 43
and 44, and along the northerly and easterly line of said
Block 10 and along a circular curve having a radius of 100.0
feet, for an arc distance of 131.80 feet to a point; thence
run sOllthwesterly for a distance of 165.34 feet to a point on
the westerly line of said Lots 40, 41, 42, 43 and 44, said
point being 118.50 feet southwesterly from said point of
beginning, measured along the said westerly line of said
Lots 40, 41, 42, 43 and 44; thence run northeasterly along the
said westerly line of said Lots 40, 41, 42, 43 and 44, for
a distance of 118.50 feet to the point of beginning; -
a distance of 118.50 feet - to a point at the southwesterly

W. along the westerly line of the said Lots 40, 41, 42, 43 and
44 of Block 10, a distance of 16.719 feet to a point; thence

said point being the intersection of the dividing line between
the westerly line of said Lots 40, 41, 42, 43 and 44 and the

of South Everglades Concourse, now 71st street; thence run
northeasterly along the arc of a circular curve deflecting
to the left along the southeasterly line of said Lots 40, 41,
42, 43 and 44, said curve having for its elements a central
angle of l7Q27'-51.08", a radius of 250-502 feet, a distance
of 76.355 feet (chord of said curve bearing N. 63Q39'-27.08"
E, a distance of 76.060 feet) to the Point of Tangency (P. T.)

to the last mentioned curve along the dividing line between

1952, by and between Milton T. Elliott and Rosa Bruce Elliott,
his wife, Grantors and Woodland Realty Company, a North Carolina
Corporation, and recorded in Deed Book 3699 at page 576 of
the public records of Dade County, Florida; thence run
S. 73~01'-33" W. along the southerly line of the parcel of
land conveyed by said Warran~y Deed a distance of 6.06 feet
to a point; thence run S. 72_541-12.92" W. along a line parallel
to and 0.20 feet distant southerly from the southerly line of
the aforementioned Trac~ "A"I a distance of 15.22 feet to a
point; thence run N. l7-05'-LI-7008" W. a distance otO.20 feet
to a point on the southerly line of the aforementioned Tract
"A"; thence run S. 72254'-12.92" W. along the said southerly
line of Tract "A", a distance of 89.059 feet to the Point of
Beginning of the parcel of land herein described, containing
0.3144 acres, more or less, or 13,696 square feet.
THIS CONVEYANCE is made subject to restrictions, conditions and
limitations of record; zoning ordinances of the City of Miami
Beach, Florida and taxes for the year 1961.
AND the said parties of the first part do hereby fully
warrant the title to said land, and will defend the same against
the lawful claims of all persons whomsoever.
