Opinion on Abstract of Title prepared by

entries numbered 1 to 54, commencing from the Beginning to and
including July 8, 1936 at 8:00 A. M.; and continuation thereof
prepared by National Title Insurance Company, under its Certificate
No. 34188, comprising entries numbered 1 to 9, inclusive, and
covering the period of time extending from July 8th, 1936 at
8:00 A. M. to and including December 21, 1937, at 8:00 A. M.; and
continuation thereof prepared by the same company under Certificate
No. 34412, comprising entries numbered 1 to 4 inclusive, and
covering the period of time extending from December 21, 1937 at

to and including April 19th, 1961 at 8:00 A. M.; purporting to
delineate the title in and to those certain parcels of land, situate,
lying and being in Miami Beach,Dade County, Florida, described as
follows, to wit:
Lots 9, 9A, 9B and lOA in Block 3 of
OCEANSIDE SECTION OF THE ISLE OF NORMANDY,
according to the plat thereof, recorded
in Plat Book 25 at page 60 of the pUblic
records of Dade County, Florida.

From an examination of said abstracts of title,
and basing my opinion solely upon the same, I am of the opinion
that at 8:00 A. M. on April 19th, 1961, the fee simple title
in and to the above described lands was vested in
ABRAHAM CANDIB and NORMA
CANDIB, his wife
SUBJECT, nevertheless, to the following:
1: Reservations by the Trustees of the Intefnal Improvement
Fund of the State of Florida of an undivided three-fourths
interest in the phosphate, minerals and metals that are or may
be in, on and under said lands and an undivided one-half interest
in and to the petroleum that is or may be in and under said land,
with the privilege to mine and develop the same.
2. That certain mortgage dated February 4th, 1960, from Abraham
Candib and Norma Candib, his wife, to Paul Berg and Sarah
Berg, his wife, filed for record in the office of the Clerk
of the Circuit Court in and for Dade County, Florida, on the 8th
day of February, 1960, under Clerk's File No. 60R 25090, securing
an indebtedness originally in the sum of $32,000.00.
3. Questions of survey; rights of parties in possession; possible
mechanics' liens for material furnished or labor performed on
or about the premises during the ninety day period immediately
preceding April 19th, 1961, at 8:00 A. M.
4. Zoning ordinances of the City of Miami Beach, Florida, and
taxes for the year 1961.
