THIS AGREEMENT. made and entered into this
loth
day of April
1961, by and between ABRAHAM CANDIB and NORMA
CANDIB, his wife, parties of the first part, hereinafter referred
to as the "Sellers" and the CITY OF MIAMI BEACH, a Florida
municipal corporation, party of the second part, hereinafter
referred to as the "City",
WITNESSETH:
That for and in consideration of the sum of Ten ($10.00)
Dollars and other valuable consideration, in hand paid by the
UCity" to the "Sellers", the receipt whereof is hereby acknowledged
by said "Sellers", and in consideration of the mutual covenants
hereinafter set forth, it is agreed between the parties hereto
as follows:
1. The "Sellers" agree to sell and the "City" agrees
to purchase, at the price and upon the terms hereinafter set forth,
those certain parcels of land situate in the City of Miami Beach,
Dade County, Florida, described as follows, to wit:
Lots 9, 9A, 9B and lOA of Block
3, OCEANSIDE SECTION, ISLE OF
NORMANDY, according to the plat
thereof, recorded in Plat Book 25,
page 60 of the public records of
Dade County, Florida.
2. The purchase price for said land shall be Sixty-
nine Thousand, Three Hundred and 00/100 ($69,300.00) Dollars,
payable as follows: Cash at the time of the closing of the
transaction contemplated hereby in the sum of Twenty-three Thousand,
One Hundred and 00/100 ($23,100.00) Dollars and a purchase money
mortgage for the balance of the purchase price securing the following
notes: A promissory note in the sum of Twenty-three Thousand, One
Hundred and 00/100 ($23,100.00) Dollars payable one year after the
date of closing of the transaction contemplated hereby, and a
promissory note in the sum of Twenty-three Thousand, One Hundred
and 00/100 ($23,100.00) Dollars, payable two years from the date
of closing of the transaction contemplated hereby, said notes to
bear interest at the rate of four and one-half (4~) percent per
annum, payable semi-annually.

3. The "Sellers" agree to furnish to the'''City'',
within thirty days from the date hereof, an abstract of title
showing the fee simple title ,to said land to be in the "Sellers"
and to be a good and marketable title and the transaction contemplated
hereby is to be closed not sooner than May 17th, 1961 nor later
than May 22nd, 1961.
4. The "Sellers" will convey the said property to the
"City" by good and sufficient warranty deed, subject only to
restrictions common to the neighborhood, zoning ordinances of the
City of Miami Beach, Florida, and taxes for the year 1961, which
taxes are to be pro-rated as of the date of closing of the
transaction contemplated hereby.
5. Certified municipal improvement liens are to be
paid by the "Sellers" and pending municipal improvement liens are
to be assU1lled by the "City".
IN WITNESS WHEREOF, the parties of the first part have
hereunto set their hands and seals, and the party of the second
part has caused these presents to be signed in its name by its
duly authorized officers, and the corporate seal of said corporation
to be hereunto affixed, as of the day and year first above written.

WE agree to pay to L. W. PATTON, Real Estate Broker of 913 Normandy Drive,
Miami Beach, Florida, as his commission for finding a purchaser for the hereto-
fore described real property the sum of Five Percent (5%) of the sales price
which is $EJ, 300 .00. We further authorize that the brokerage commission
be disbursed directly to L. W. PATTON at the time of Closing.
