OPINION on Abstract of Title prepared by Dade County Title
& Trust Company, under Certificate No. 17546, comprising entries
numbered from 1 to 102, inclusive, covering the period of time
extending from the Beginning to and including December 13th, 1919;
and continuation thereof prepared by the same company under Certifi-
cate No. 17889, comprising four (4) entries covering the period of
time extending from December 13, 1919, to and including January 31st,
1920; and continuation thereof by the same company under Certificate
No. 21702, comprising One (1) entry, and covering the period of time
extending from January 31, 1920, to and including the 21st of March,
1921; and continuation thereof, prepared by the same company under
Certificate No. 22328, comprising ten (10) entries covering the period
of time extending from March 21, 1921, to and including the 16th day
of May, 1921; and continuation thereof prepared by Abstract & Title
Guaranty Corporation under Certificate No. 11150, comprising Four (4)
entries and covering the period of time extending from May 17th,1921
to March 22nd, 1923, at 8:00 o'clock A.M.; and continuation thereof
by American Title and Insurance Company under Certificate No. 17685
comprising Six (6) entries covering the period of time extending
from March 22nd, 1923 at 8:00 A.N., to and including May 4, 1950
at 8:00 A.N., purporting to delineate the title to the following des-
cribed land situace in Dade County, Florida, to-wit:
Lot 7, less the west 75 feet thereof,
in Block 35 of OCEAN BEACH, FLORIDA,
ADDITION l~mER 3, according to the
Plat thereof, recorded in Plat Book 2,
at page 81, of the Public Records of
Dade County, Florida.
From an examination of the above described Abstract of Title
and basing my opinion solely upon the same, I am of the opinion that as
of the 4th day of May, 1950, at 8:00 A.M., the fee simple title to the
property, the description of which is set forth above, was vested in
JOSEPH G. NAG"ITGAST and JENNIE E. NAG~NGAST,
his ',vife
subject to:
1. Taxes for the year 1950, which, while not yet payable, consti-
tute a lien against the above-described lands.
2. Certain conditions, restrictions and limitations coupled with
a reverter all as shown in that certain warranty deed from The Miami
Ocean View Company to Ben F. Ellis, dated December 16, 1919, and
recorded in Deed Book 208, at page 27, of the Public Records of Dade
County, Florida.
