AND FROM SUCH EXAMINATION, I find that on the 5tn
day of May, 1954, at 8:00 A. M., tne fee, simple title to the
aforesaid property was vested in:
LUDWIG BROS., INC., a Florida corporation,
by virtue of three certain warranty deeds: (1) warranty deed
dated June 26, 1946, made by H. L. Ludwig and Son, Inc., a
Florida corporation, and executed by Ethel E. LudWig, President,
Richard J. Ludwig, Secretary, and recorded on June 27, 1946, in
Deed Book 2712, at Page 208 of the Public Records of Dade County,
Florida; (2) warranty deed d~ted July 23, 1946, made.,by Robert
M. Ludwig and Rachael Pancost Ludwig, his wife, and recorded on
August 9, 1946, in Deed Book 2734 at Page 306 of the Public
Records of Dade County, Florida; (3) warranty deed dated August
lOt 19h.6, made by Harry L. Ludwig and Theodell Ludwig, husband
ana wite, and Ric~d J. LUdwig, a single man, and recorded on
August 10, 1946, in Deed Book 2734 at Page 406 of the Public
Records of Dade County, Florida.
SUBJECT, HOWEVER, to the following liens, defects,
impairments and re~uirements:
1. Mortgage given by Ludwig Bros., Inc., a Florida
corporation, and executed by Robert M. LudWig, President, and
attested by Harry L. LUdwig, Secretary, to North Shore Bank, a
Florida banking corporation, dated June 28, 1948, and filed for
record on July 1, 1948, under Clerk's File No. x-60583 of the
Public Records of Dade County, Florida, and securing an indebted-
ness of $25,000.
2. Easement dated February 16, 1940, by and between
H. L. Ludwig and Son, Inc., a Florida corporation, and Ludwig
Bros., Inc.,a,Florida corporation, and recorded on February 17,
1940, in Deed Book 2036 at Page 8 of tne Public Records of Dade
County, Florida, wherein an easement was granted over tne
Easterly two feet (2') ten inches (10") of the property formerly
known as Lot 5 in Block 10 of OCEAN SIDE SECTION, ISLE OF NORMANDY,
and the Westerly two feet (2') ten inches (10") of the property
formerly known as Lot 6 in Block 10 of OCEAN SIDE SECTION, ISLE
OF NORMANDY, for the purpose of the construction, erection, and
maintenance of a common stairway and hall over the above described
property.
3. Condemnation proceedings to acquire fee simple
title to the Southerly twenty five feet (25') of the captioned
property, brought by the City of Miami BeaCh, a municipal corp-
oration of the State of Florida, in the Circuit Court of the Ele-
ventn Judicial Circuit of Florida, in and for Dade County,
Common Law Case No. 28556, wherein notice of Lis Pendens was

filed April 17, 1953, and recorded in Lis Pendens Book 95 at
Page 580 of the Public Records of Dade County, Florida, and
amended notice of Lis Pendens recorded on May 6, 1953, in Lis
Pendens Book 96 at Page 63 of the Public Records of Dade County,
Florida.
4. Reservation by the ~rustees of the Internal Im-
provement Fund of the State of Florida, of an undivided tbree-
fourths 0/4) interest in all phosphate, mineral, and metals
that may be in or under the above-described lands and an un-
divided one-half (1/2) interest in all petroleum in or under
the said above-described lands, recorded in that certain quit-
claim deed dated May 8, 1930, given by the Trustees of the
Internal Improvement Fund of the State of Florida, to Normandy
Beach Properties Corporation, a Massachusetts corporation, and
filed for record May 14, 1930, in Deed Book 1381 at Page $25
of the Public Records of Dade County, Florida.
5. ' City, State and County taxes for the year 1954,
although they are not yet due or payable.
6. Certified municipal improvement liens as follows:

Sidewalk, SK-172, in the amount of $121.38
and bearing interest at 6'1> from April 17,
1954.
Highway, H-372, in the amount of $236.50
and bearing interest at 6'1> from April 17,
1954.
b.
1. Municipal zoning ordinances of the City of. Miami
Beach, Florida.
8. Labor perfor.sd or material furnished, if any
has been performed or fUrnished, to or in connection with the
said property during the past ninety (90) days, may constitute a
lien against the property.
9. Rights of parties in possession, if any_
10. Any state of facts whioh an accurate survey may
disclose.
