Opinion of Title 12 OPINION QE TITLE FOR: THE CITY OF MIAMI BEACH Property: The Northerly 25 ~eet o~ the East 21 ~eet o~ Lot 63 in Block 10 o~ OCEAN SIDE SECTION, ISLE OF NORMANDY, according to the Plat thereo~, recorded in Plat Book 25, Page 60 o~ the Public Records o~ Dade County, Florida. I HAVE EXAMINED the abstract o~ title covering the above captioned property, which abstract contains the ~ollowing entries a Entries 1 to 86 inclusive, prepared hy Dade-Commonwea~h Title Insurance Company, bearing certificate No. 192,328, covering that period of time extending from the Beginning to April 3, 1931 at 8:00 A. M. Entries 1 to 6 inclusive, prepared by the American Title and Insurance Company, bearing certificate No. 22065, cover- ing that period o~ time extending from April 3, 1931 at 8:00 AM. to May 4, 1951 at 8:00 A. M. Entries 1 to 5 inclusive, prepared by the American Title and Insurance Company, bearing certificate No. 26268, cover- ing that period of time extending ~rom May 4, 1951 at 8:00 A. M. to April 3, 1952 at 8:00 A. M. Entries 1 to 5 inclusive, prepared by the Miami Beach Abstract and Title Company, bearing certi~icate No. 20467, 'cover- ing that period o~ time extending from April 3, 1952 at 8:00 A. M. to March 16, 1953 at 8:00 A. M. AND FROM SUCH EXAMINATION, I find that on the 16th day of March, 1953, at 8:00 A. M., the fee simple title to the aforesaid property was vested in: JACOB MAYBLUM .and ROSE MAYBLUM, his wife, as an estate by the entirety, by virtue o~ that certain warranty deed dated June 15, 1952, made by Victor Morse, a single man, and filed ~or record July 10, 1952, in Deed Book 3626 at Page 369 of the Public Records of Dade County, Florida. SUBJECT, HOWEVER, to the ~ollowing liens, defects, impairments, and requirements: 1. Mortgage given by Victor Morse to C. F. Merten and Agnes Merten, his wife, and Jacob Mayblum, dated April 15, 1952, and recorded on April 17, 1952, in Mortgage Book 2652 at Page 458 o~ the Public Records of Dade County, Florida, and se- curing an indebtedness in the sum o~ $10,000. 2. Reservation by the Trustees of the Internal Im- provement Fund o~ the State of Florida, of an undivided three- fourths {3/4> interest in all phosphate, mineral, and metals that may be in or under the above-described lands and an un- divided one-half (1/2) inter~st in all petroleum in or under the said above-described lands, recorded in that certain quitclaim deed dated May 8, 1930, given by the Trustees of the Internal Improvement Fund o~ the State of Florida, to Normandy Beach WEINSTEIN,WEINSTEIN & WEINSTEIN,ATTORNEYS AT LAW. 420 LINCOLN ROAD. MIAMI BEACH. FLORIDA Properties Corporation, a Florida corporation, and filed for record May 14, 1930, in Deed Book 1381 at Page 525 of the Public Records of Dade County, Florida. 3. The property is subject to City, State and County taxes for the year 1953, although they are not yet due and pay- able. 4. Municipal zoning ordinances of the City of Miami Beach, Dade County, Florida. 5. ,Labor performed, or material furnished, if any has been performed or furnished to or in connection with the said property during the past ninety (90) days, shall, even though not now of record, constitute a lien against the property. 6. Rights of parties in possession, if any. 7. Any state of facts which an accurate survey may disclose.
