OPINION Q[ TITLE Property: THE CITY OF MIAMI BEAC H The Northerly 25 feet of Lot 69 and the Northerly 25 feet of Lot 70 in Block 10 of OCEAN SIDE SECTION ISLE OF NORMANDY, according to the Plat thereof, recorded in plat Book 25, Page 60 of the Public Records of Dade County~ Florida. FOR: I HAVE EXAMINED the abstract of title covering the above captioned property, which abstract contains the following entries: Abstract covering J.. M. to Entries 1 to 65 inclusive, prepared by the National Title Insurance Company, bearing Certificate No. 35410, cover- ing that period of time extending from the Beginning to May 2, 1938 at 8:00 A. M. Entries 1 to 4 inclusive, prepared by the National Title Insurance Company, bearing Certificate No. 558ll~ cover- ing that periw of time extending from May 2, 1938 at 0:00 A. M. to December 16, 1944 at 8:00 A. M. Entries 1 to 3 inclusive, prepared by' the National Title Insurance Company, bearing Certificate No. 56041" cover- ing that period of time extending from December 16, 19~ at 8:00 A. M. to January 2, 1945 at 8:00 A. M. Entries 1 to 3 inclusive, prepared by the National Title Insurance Company, bearing Certificate No. 58665, oover- ing that period of time extending from January 2, 1945 at 8:00 A. M. to April 26, 1945 at 8:00 A. M. Entries 1 to 2 inolusive, prepared by the National Title Insurance Company, bearing Certificate No. 60054, cover- ing that period of time extending from April 26, 1945 at 8:00 A. M. to July 5, 1945 at 8:00 A. M. Entries 1 to 4 inclusive, prepared by the Miami Beaoh and Title Company, bearing Certificate No. 20473, that period of time extending from July 5, 1945 at 8:00 March 17, 1953 at 8:00 A. M. AND FROM SUCH EXAMINATION, I find that on the 17th day of March, 1953, at 8:00 A. M., the fee simple title to the aforesaid property was vested in: LEON ANDRE Rl:PEE and ELEANOR RAPEE, husband and wife, by virtue of that certain warranty deed dated July 2, 1945, made by Charles F. Wheeler and Harriet J. Wheeler, his wife, and filed for record on July 3, 1945 in the Public Records of Dade County, Florida, and bearing Clerk's File Number U-42622. SUBJECT, HOWEVER, to the following liens, defects, impairments, and requirements: 1. Reservation by the Trustees of the Internal Im- provement Fund of the state of Florida, of an undivided three- fourths (3/4) interest in all phosphate, mineral, and metals that may be in or under the above-described lands and an un- divided one-half (1/2) interest in all petroleum in or under the said above-described lands, reoorded in that certain WE:INSTEIN,WEINSTEIN & WEINSTEIN, ATTORNEYS AT LAW. 420 LINCOLN ROAD, MIAMI BEACH, FLORIDA quitclaim deed dated May 8, 1930, given by the Trustees of the Internal Improvement Fund of the State of Florida, to Normandy Beach Properties Corporation, a Mas s. corporation, and filed for record May 14, 1930, in Deed Book 1381 at page 525 of the Public Records of Dade County, Florida. 2. The proBerty is subject to CitYI State and County taxes for the year 1953, although they are no~ yet due and pay- able. 3. Munic ipa1 lD ning ordinances of the City of Miami Beach, Dade County, Florida. . 4. Labor performed, or material furnished, if any has been performed or furnished to or in connection with the said property during the past nInety (90) days, shall, even though not now of record, constitute a lien against the prop- erty. 5. 6.
