Opinion of Title 19 OPINION on ABSTRACT OF TITLE prepared by National Title Insurance Company under Certificate number 41240, com- prising entries numbered 1 to 65, inclusive, covering the period of time extending from the beginning to March 26, 1940 at 8:00 A.M.; and continuation thereof by the same Company under Certificate number 87209, comprising entries numbered 1 to 14, inclusive, and covering the period of time extending from March ~6, 1940 at 8:00 A.M. to May 29, 1950 at 8:00 A.M.~ and continuation thereof prepared by Miami Beach Abstract and Title Company under Certificate number 23010, comprising entries numbered 1 to 9, inclusive, and covering the period of time extending from May 29, 1950 at 8:00 A.M.; to April 6, 1955 at 8:00 A.M., purporting to de- lineate the title in and to that certain parcel of land, situate in Mlami Beach, Dade County, Florida, described as follows, to-wit: Block Ten (10) of OCEAN SIDE SECTION, ISLE OF NORMANDY, according to the plat thereof, recorded in Plat Book 25, page 60 of the Public Records of Dade County, Florida, From an examination of the above described abstract and basing my Opinion solely upon the same, I am of the opinion that at 8:00 A.M. on the 6th day of April, 1955 the fee simple title in and to the above described land was vested in: HELEN COSTELLO subject to the following: 1. Mortgage dated July 3, 1951 from Helen Costello, a Free Dealer, to Mathew Stolarski, unmarried, and Sophia Waskin, his daughter, with right of survivorship, recorded in Mortgage Book 2515, page 125 of the Public Records of Dade County, Florida, securing an indebtedness in the sum of $8,000.00, 2. Conditions, restrictions and limitations of record; zoning ordinances of the City of Miami Beach, Florida; taxes for the year 1955. 3. Questions of survey, rights of parties in possess- ion, possible mechanics' liens for labor performed or materials furnished on or about the premises within the past ninety days. April 21, 1955
