THIS AGREEME~IT, Made and entered into this .~ day

Florida Corporation; BLUE OCl~AN VILLAS, IITC., a Florida Corpora-
tion, Parties of the First Part, hereinafter referred to as the
"Sellers" and CITY OB' MIAHI BEACH, a municipal corporation of
Florida, Party of the Second Part, hereinafter referred to as
the "?urchaser"

For and in consideration of the sum of One ($1.00) Dollar,
heretofore paid to the Sellers by the hlrchaser, receipt of which is
hereby aclmowledged, and in consideration of the covenants hereinafter
set forth, the parties hereto agree as follmvs:
1. The Sellers will sell and convey and the Purchaser

1;/ill purchase that certain parcel of land situate, lying and being
in Miami Beach, Dade County, Florida, described as follows, to-wit:
I That portion of Lot One (1) through Lot Six (6)
in Blocl{ "N" of ATLAil'rIC HEIGWrS as shown on the
corrected Plat thereof, recorded in Plat Book 9,
page 14, of the Public Records of Dade County,
Florida, said portion being more fully described
as follows:
Begin at the northeasterly corner of Lot One (1)
in Block "N" of ATLANTIC HEIGHTS; thence run
southeasterly along the northeasterly line of said
Block "N" a distance of Three Hundred Eleven and
Fifty-nine one-hundredths (311.59) feet to the
point of curvature of a curve having a radius of
Twenty (20) feet, said curve being at the south-
easterly corner of Lot Six (6) in said Block "N";
thence run along said curve deflecting to the right
to a point, said point being Nine (9) feet south-
westerly of the northeasterly line of said Block
"N" produced southeasterly, said Nine (9) feet being
measured at right angles to the northeasterly line
of said Block "N", produced southeasterly; thence
run northwesterly along a straight line parallel to
and Nine (9) feet southiVesterly of the northeasterly
line of said Block "N" to a point on the northwesterly
line of s aid Lot Six (6), said Nine (9) feet being
measured at right angles to the northeasterly line
of s aid Block" N"; thence run northwesterly along
a straight line to a point on the southeasterly line
of Lot Two (2) of said Block "N"., said point being
Ten (10) feet southwesterly of the northeasterly line
of said Block "N" and measured at right angles to the
northeasterly line of said Block "N"; thence run
northwesterly along a line parallel to and ten (10)
feet southwesterly of the northeasterly line of said
Block "N" to a point on the northerly line of Lot
One (1) of s aid Block" N"; thence run easterly along
the northerly line of s aid Lot One (1) to the north-
easterly line of said Block "N".

2. The Sellers Will, within Twenty (20) days from the
date hereof, furnish to the Purchaser an Abstract of Title showing
Sellers' title to be good and marketable.
3. The Sellers will convey the said land to the Purchaser
by good and sufficient warranty deed, free and clear of all encumbrances
except restrictions and limitations of record common to the neighborhood;
zoning ordinances of the City of Niami Beach, Florida; pending City of
Niami Beach improvement liens; taxes for the year 1951 which are to be
pro-rated as of the date of closing the transaction contemplated by this
agreement. It is understood and agreed that the cost of street paving
or sidewalk construction on the lands hereinabove described shall not
be assessed against the remaining portion of said lands.
4. The'Purchaser agrees to pay to the Sellers as the full
purchase price for said land, the sum of Twenty-seven Thousand Five
Hundred and no/lOO ($27,500.00) Dollars cash at the time of closing
the transaction contemplated hereby.
5. The transaction contemplated hereby shall be closed
within Forty-five (45) days from the date of this agreement.
6. This agreement shall be binding upon all parties, the
Sellers and the Purchaser, their successors and assigns.
IN WITNESS WHEREOF the parties hereto have caused these
presents to be signed in their corporate names, by their duly auth-
orized officers, thsir corporate seals to be affixed, attested by
their secretaries, and the City Clerk of the City of Niami Beach, res-
pectively, the day and year first above written.
