OPINION on Abstract of Title prepared by Dade County Title
Insurance & Trust Company under Certificate No. 61726 comprising
entries numbered one (1) to thirty-five (35) inclusive, covering
the period of time extending from the Beginning to January 16,
1926 at 8:00 A.M.; and continuation thereof prepared by the same
Company under Certificate No. 70718 comprising entries one (1)
to three (3) inclusive, covering the period of time extending from
January 16, 1926 at 8:00 A.M. to January 10, 1927 at 8:00 A.M.;
and continuation thereof prepared by Florida Title Company under
Certificate No. 194076 comprising entries numbered one (1) to
fourteen (14) inclusive, covering the period of time extending from
January 10, 1927 at 8:00 A.M. to July 29, 1936 at 8:00 A.M.; and
continuation thereof prepared by Southern Title Company under

and Title Company under Certificate No. 17969 comprising entries
numbered one (1) to three (3) inclusive, covering the period of time
extending from August 26, 1948 at 8:00 A.M. to March 7, 1951 at
8:00 A.M.; purporting to delineate the title in and to that certain
parcel of land situate, lying and being in Dade County, Florida,
described as follows, to-wit:
Lot Nine (9) in Block Sixteen (16) of
NORMANDY BEACH SOUTH, according to the
Plat thereof, recorded in Plat Book 21,
at Page 54, of the Public Records of
Dade County, Florida.

From an examination of said abstract and basing my Opinion
solely upon the same, I am of the opinion that at 8:00 A.M. on
March 7, 1951, the fee simple title in and to the above-described
land was vested in
JOE CASSELLA
subject to:
1. Restrictions of record.
2. Taxes for the year 1951 which, although not yet due or
payable, constitute a lien against the property.
3. That certain mortgage from Joe Cassella to Simon Berman
dated August 5, 1948 and filed for record on August 25, 1948 in
the office of the Clerk of the Circuit Court for Dade County,
Florida, under Clerk's File No. X76173, securing and indebtedness
in the sum of Twenty-six Thousand Five Hundred and nO/100
($26,500.00) Dollars, said mortgage having been heretofore
assigned to S. A. Shikany and 1la L. Shikany, his wife.
4. Questions of survey; rights of parties in possession;
zoning ordinances of the City of Miami Beach, Florida.
5. Possible mechanics' liens for material furnished or
labor performed in and about the premises within the past three
months.
