We are happy to see that the City is continuing to request information regarding our presentation of the Colony Theater as we consider that to be movement in the right direction and this is very encouraging! To answer the questions below, closure for capital improvements will all depend on the state of the location after the departure of the current tenant. In other words, we are not familiar with what is owned by the city, if anything, in the location, in terms of equipment and fixtures, and would have to have the detail prior to answering that question. Could you also let us know the length of time anticipated from the date we would be given approval to move forward to the time that the current tenant would "close" and the space would be surrendered to us? What is the current lease expiration date? What is the state of permits that would be required to open the space under us as the new tenants? Would we be grandfathered re: the liquor permit based on the indoor number of seats? If we were to end up with a space that is a vanilla shell, we would need two months. From the time of construction start date we anticipate to have to close for a couple of weeks at the most and for rent to begin from the date of opening "under the new umbrella". So to answer the City Manager's Office questions directly: we anticipate to be closed for a acouple of weeks, with no anticipated rent abatement. Hoping that these answer are satisfactory, please keep in mind that our objective is to open as quickly as possible and beautify the space in the shortest time possible in order to maximize the City's income generation.
