The 255-acre area is undergoing major renovation
and redevelopment as Miami Beach proceeds through
the most ambitious development program in its 69-year
existence.

• The South Pointe renaissance is the result of the South Shore Revitalization
Strategy(Plan)which addresses land use patterns with an emphasis on marina
and waterfront activities, office and commercial centers,waterfront hotel sites,
environmentally scaled housing, parks and increased open space.
• City voters approved the sale of$9.3 million in general obligation bonds to
finance such infrastructure projects as water and sewer systems, streets, land-
scaping, street and pedestrian lighting and property acquisition in the South
Pointe area.
• Inherent in South Pointe is a commitment to preserve all historic or
architecturally-significant buildings.
• Miami Beach has available tax increment financing in addition to opportunities
for state corporate tax write-offs,federal-subsidized Urban Development
Action Grants on many selected projects and special assistance benefits for
historic programs.
