On July 2, 2014, City staff conducted an industry meeting for title companies to discuss
the City’s current lien processes.
During this meeting, the industry, as a result of expanded business in the real estate
market, as well as, their sensitivity to closing dates, expressed an interest for a paid 24
hour expedited certified lien search. The industry also expressed an interest for a
streamlined online lien system.
In response to your feedback and our growing effort for process improvement, the City of
Miami Beach is proud to announce our new fully online Lien Research System.
Some of the features of our new system include:
Real-time online lien requests and payments;
Availability to purchase expedited lien searches;
Availability to purchase certified lien searches;
Ability to view previously paid searches; and
Faster turnaround time of your lien search request.
To begin using the system, please visit:
https://secure.miamibeachfl.gov/lienresearch/
and select the “Register Here” link to begin the registration process.
Going forward, please do not remit any “Lien Search Requests” via mail, FedEx, UPS,
courier, etc., as these requests will be returned to you with a reminder to use the online
“Lien Research System.”
For our online customers, after using up your existing purchases on the current system,
please begin using our new Lien Research System located at:
https://secure.miamibeachfl.gov/lienresearch/
Lien search requests made prior to using the online system will be completed as normal,
but will not be visible on your online account. If you have any questions, need
