Subject: LOEWS HOTEL OUT PARCEL DEVELOPMENT
In accordance with the Loews Hotel Development, the City/RDA has executed the Owner's
Affidavit in connection to the Loews application to the Historic Preservation Board for
design review approval of the proposed construction of their out-parcel.
The original plans for the Loews Hotel reflected a free-standing restaurant facility on the
southwest corner of the project site, next to the St. Moritz, which is referred to as the "out-
parcel". A copy of the original site plan and a conceptual rendering reflecting the location
of the facility are attached hereto. While the Loews out-parcel development originally
contemplated a restaurant facility, the developer is now proposing to construct additional
meeting space in the out-parcel area. Additionally, the Loews Hotel is proposing to develop
an additional spa facility south of and adjacent to the St. Moritz Hotel, where originally lanai
cabana units had been proposed.
As owner, the City/RDA must approve any modification to the original development
concept. In accordance therewith, upon completion of the HPB review process, an item
will be submitted for RDA Board action at which time payment of related permit fees will
also be appropriated.
