SUBJECT: PROPERTY MANAGEMENT MONTE-LY CONSTRUCTION PROJECTS UPDATE
The purpose of this LTC is to update the Mayor and City Commission of the Capital Renewal
and Replacement projects being conducted by Property Management.
In 2004, the Mayor and City Commission authorized the establishment of a permanent Capital
Renewal and Replacement Fund that would provide dedicated funding for capital renewal and
replacement projects that would extend the useful life of general fund assets by more than five
(5) years.
The City's real property assets include over 84 municipal buildings and properties; the Lincoln
Road District; 39 bridges; 15 monuments; 23 fountains; 3 swimming pools; over 6 miles of
pedestrian areas along the beaches and boardwalk; and lifeguard stands.
Property Management has over 100 active projects (attachment A) and below are key project
highlights that are underway.
28th Street Obelisk Restoration
Scope: Restoration of the obelisk, base building and the surrounding plaza.
Status: The project is currently in the permitting phase with our Building Department. It is the
City's intention to bid the project with fully permitted construction documents to avoid having to
revisit received bids, should any drawing' revisions become necessary during the permitting
process. Estimated completion for this project is September 2018.
42nd Street Garage Lighting
Scope: Retrofit all interior garage lighting to LED fixtures.
Status: The manufacturer, Holophane has begun to produce LED retro fit kits for their 10OW
HPS Bantam Fixture. These kits will be a newly installed system. The 42nd Street Garage will be
a pilot for the new fixtures. Upon their successful implementation at 42nd Street garage, the new
retro fit kits will be installed at remaining garages. Estimated completion is February 2018.
7774 th Floor HVAC Replacement
Scope: Installation of new variable air volume dampers, replacement of HVAC ductwork, air
handlers and vents.
Status: The project is currently in the process of obtaining signed and sealed drawings in order
to apply for the necessary permits. The estimated completion for this project is May 2018.

Bass Museum Emergency Generator Replacement
Scope: Replace the existing generator and associated switch gear with a new, more efficient
unit.
Status: The request is currently being reviewed by DERM for a permit. Upon DERM's approval,
the project will then move onto the procurement phase, where it will be sent out for solicitations.
The estimated completion for this project is May 2018.
Beach Shower Replacement (Phase II)
Scope: Replace and remodel 16 beach showers from South Pointe to 81 St Street.
Status: Signed and sealed documentation has been received from BCC Engineering and
currently going through the permitting process. Estimated completion for this project is August
2018.
City Hall Air Handling Unit Replacement
Scope: Replacement of 10 air handling units at City Hall.
Status: The project is currently nearing the end of completion. Currently, there are only two final
inspections missing in order to close out the project. The estimated completion for this project is
February 28, 2018.
Fleet Management HVAC Control Replacement
Scope: New controls will be integrated into the existing citywide BMS system. There will be new
floor plan graphics showing equipment locations and mechanical equipment graphics, allowing
remote access to view operational data and adjustment of set points.
Status: A purchase order was issued to the vendor and the necessary parts are expected to
arrive by the first week of February. Once all the parts have been received, the vendor will begin
the replacement. The estimated completion for this project is March 2018.
Marine Patrol Emergency Generator Installation
Scope: Install a new emergency generator for the Marine Patrol building.
Status: Currently in the process of finalizing the drawings for the new generators with the
engineering firm. The estimated completion for this project is July 2018.
Miami Beach Police Department Generators Replacement
Scope: Replace the existing emergency generators for two new 500 KVA generators that are
EPA Tier 4 certified; ensuring the new equipment meets the EPA's most stringent regulations
for emissions reductions.
Status: Construction documents have been fully permitted. Currently in the procurement
process to obtain a quote for turnkey installation services using the City's existing electrical
contracts in order to ensure a timely installation. The estimated completion for this project is
June 2018.
Miami City Ballet Window Replacement
Scope: Replace all existing windows at the Miami City Ballet with new, impact resistant, energy
efficient windows and doors capable of rejecting solar heat gain.
Status: The Miami City Ballet's engineering consultant is currently reviewing a set of permit
drawings. Once the engineering consultant has reviewed and provided feedback, the drawings
will be submitted for permitting with our Building Department. The estimated completion for this
project is June 2018.

North Shore Youth Center A/C Replacement
Scope: Replace two air handling units at North Shore Youth Center.
Status: A purchase order has been issued and the vendor is in the process of ordering the new
units. Once the two new units have been received, installation will be scheduled to begin. The
estimated completion is May 2018.
Property Management Facility Generator Installation
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: Currently in the process of finalizing the drawings for the new generators with the
engineering firm. The estimated completion is June 2018.
Public Works Facility Generator Replacement
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: Currently in the process of finalizing the drawings for the new generators with the
engineering firm. The estimated completion is June 2018.
Scott Rakow Youth Center Generator Installation
Scope: Installation of a new generator, fuel tank and transfer switch.
Status: Currently in the process of finalizing the drawings for the new generators with the
engineering firm. The estimated completion is June 2018.
South Shore Community Center Flooring Replacement
Scope: Removal and replacement of the existing vinyl floors and baseboards throughout with
new vinyl flooring and baseboards.
Status: Installation is scheduled for February 07, 2018. The estimated completion is April 2018.
