SUBJECT: Holophane Lighting Retrofit Kits for 42nd Street Garage Return on Investment Report
The purpose of this LTC is to update the Mayor and City Commission on the Return on
Investment Report for the Holophane Lighting retrofit kits for the 42nd Street parking garage.
Property Management in conjunction with the Parking Department began an initiative to install
LED lighting across City parking garages. This initiative is intended to help reduce the City's
electricity consumption, become energy efficient and provide safety for all those that utilize City
owned garages.
Recently, Holophane, a manufacturing of high efficiency lighting systems, began producing
retrofit kits that would allow Holophane LED lights to be installed in pre-existing fixtures that
were previously not LED. These retrofit kits provide upgrades to light fixtures to be LED
compatible in an efficient and effective way.
As part of the City's initiative to begin installing LED lighting fixtures, a cost -benefit analysis was
conducted to analyze the return on investment for the purchase and installation of the
Holophane LED retrofit kits.
On January 23, 2018, Property Management received the Return on Investment Report
(Attachment A) for the installation of the Holophane fixtures at the 42nd Street Garage.
Administration is pleased to report the City will have an annual energy costs savings of
$28,000.00, and the expected Kilowatts hour (kWh) is expected to drop from 300,000 to
78,000.This translates to saving about 110 Metric tons of CO2 equivalent, which is equivalent to
120,350 pounds of coal burned or carbon sequestered by 130 acres of U.S. forests in one year.
This is an important milestone since electricity used in municipal buildings accounted for almost
65% of our government operations greenhouse (GHG) emissions in 2015. The Holophane
retrofit kits have a payback period of less than 3 years.
The installation of the retrofit kits brings not only an energy cost savings but also helps the city
meet our greenhouse gas emissions reduction goals. By electing to retrofit the existing light
fixtures, the City is able to utilize the existing metal and glass to reduce waste going to the
landfill. The utilization of Holophane retrofit kits is a major step forward in making our public
parking garages more sustainable through cutting costs and reducing greenhouse gas
emissions.

With its expected success at the 42 d Street Garage, staff is anticipating to have the Holophane
Lightretrofit kits installed at the 12th Street and 13th Street garages by year's end.
