SUBJECT: Unidad Senior Center Elevator
The purpose of this Letter to Commission (LTC) is to provide the Mayor and Commission with
an update on the status of the elevator at Unidad Senior Center, located at 7251 Collins
Avenue.
Unidad Senior Center, located at 7251 Collins Avenue, has a sole elevator at the facility. After
recent repair efforts, the elevator has remained inoperable due to extensive corrosion resulting
from salt water environment. As indicated in the images attached herein, there is oil leaking
from the jacks making the car inoperable. Other components, including the controller valve have
also been affected by the salt water air requiring replacement.
The Property Management Department is working with the City's Chief Elevator Inspector and
elevator contractors to expeditiously perform the necessary repairs. This includes removing and
refabricating the jacks, installing a new controller valve for the tank unit and replacing piping in
the hoistway. Additionally, in order to protect these critical parts from the elements in future, the
piping will be coated in fiberglass and the rusted metal parts will be replaced with stainless
steel.
The Department is working diligently to address these major repairs. The anticipated timeframe
to refurbish and restore the elevator to full functionality is six (6) days. This will allow for full
operation of the facility and its programming. Complete replacement of the elevator will require 6
to 8 weeks, which will be come from a modernization project in FY 18-19.
