Resolution 12296 7 RESOLUTION NO. 12296 WHEREAS, the City Council of the City of Miami Beach, Florida, is considering amending Ordinance No. 289, commonly known as the "Zoning Ordinance of City of Miami Beach, Florida" and the maps attached thereto and made a part thereof, so as to add a new section thereto, immediately following Section 4-A, to be known as Section 4-AA, creating a new Use District to be known as "REG" Multiple Family District, and to exclude from the "RA" Estate District, and to include in said new Use District the following described parcel of land, situate in Miami Beach, Dade County, Florida: Lot B of AMENDED PLAT OF INDIAN BEACH CORPORATION'S SUBDIVISION, according to the plat thereof, recorded in Plat Book 8, at page 61 of the public records of Dade County, Florida. Said "REG" Use District shall authorize, in addition to uses permitted in the "RDD" Modified Single Family Use District, the following: "Multiple Family or group housing consisting of attached or unattached single family units, provided, however, that two such single family units may be joined by common party walls forming a two-family unit. Such dwelling units may be arranged in rows abutting each other vertically only at the sides. No two adjoining family dwelling units may have the front wall or roof on the same parallel plane, and there shall be a minimum differential of four feet between the front wall and roof plane of each two family units. The height limit of such group housing shall be two stories, or thirty-five (35 ' ) feet above curb. Said amend- ment shall also provide for the percentage of permissible lot coverage and further provide for conditions covering such percentage of lot coverage and setback requirements from streets and side property lines. It may also provide for a minimum space between groups of dwelling units, the width of streets in the area that may be private or public, and the minimum parking requirements per unit. Said proposed amendment may provide for masonry walls on side yard property lines and may also provide for community facilities or recreational areas. - 1 - OFFICE OF CITY ATTORNEY-1130 WASHINGTON AVENUE-MIAMI BEACH, FLORIDA 33139 The City Council will also consider by said proposed amendment to include the above described parcel of land in such present Area Districts as set forth in Section 16 of said ordinance, or in such newly created Area District as the City Council shall deem appropriate. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF MIAMI BEACH, FLORIDA, that a public hearing be and the same is hereby called to be held on the 7th day of February, 1968, at 2:00 o' clock P. M. in the Council Chambers, City Hall, Miami Beach, Florida, for the con- sideration of said amendment. BE IT FURTHER RESOLVED BY THE CITY COUNCIL OF THE CITY OF MIAMI BEACH, FLORIDA, that the City Clerk and Finance Director be and she is hereby directed to give fifteen (15) days notice of the time, place and object of said hearing by public notice thereof, published in the Miami Beach Daily Sun, a newspaper of general circulation in said City.
