Morales, City Manager DATE: April 3, 2019 SUBJECT: PROPERTY MANAGEMENT QUARTE LY CONSTRUCTION PROJECTS UPDATE The purpose of this LTC is to update the Mayor and City Commission of the Capital Renewal and Replacement projects being conducted by Property Management. In 2004, the Mayor and City Commission authorized the establishment of a permanent Capital Renewal and Replacement Fund to provide dedicated funding for capital renewal and replacement projects that would extend the useful life of general fund assets by more than five (5) years. Property Management currently has 150 active projects. Below you will find highlights for key projects that are underway. 28th Street Obelisk Restoration Scope: Restoration of the obelisk, base building and the surrounding plaza. Phase: Construction Status: The State has approved extension request for completion of project. New deadline is 6/30/2019. Estimated completion date is April 30, 2019. Bass Museum Emergency Generator Replacement Scope: Replace existing generator and associated switch gear with a new, more efficient unit. Phase: Construction Status: Contractor has installed logger meter at the transfer switch to measure consumption before installing the generator. Estimated completion date is December 2019. Beach Shower Replacement (Phase II) Scope: Replace and remodel 17 beach showers from South Pointe to 81st Street. Phase: Permitting Status: Permit plans have been re-submitted to DERM and department is awaiting approval. Tentative issuance date is April 15. Estimated completion date is December 31, 2019. Marine Patrol Emergency Generator Installation Scope: Install a new emergency generator for the Marine Patrol building. Phase: Construction Status: Purchase order has been issued and notice to proceed has been given to contractor. Estimated completion date is August 2019. Phase: Procurement Status: Requisition for moving services has been entered. Estimated completion date is May 30, 2019. Housing and Community Services Department Relocation Scope: Relocation of the Housing and Community Services Department. Phase: Permitting Status: Purchase order for permit drawings has been issued. Schematic design drawings are expected by April 5th. Estimated completion date is July 15, 2019. Internal Audit/ Office of Inspector General Relocation Scope: Relocation of the Internal Audit Department and build out of Office of Inspector General Phase: Design Status: Department has received engineering proposal and will submit a requisition for purchase order. Estimated completion date is July 15 2019. Economic Development Space Plan Scope: Old TOED office space reorganization to maximize efficiency for new Economic Development Department. Phase: Design Status: Department has received a preliminary engineering proposal. Due to budget constraints, revisions will need to be made. Estimated completion date is July 15, 2019. Miami Beach Police Department Generators Replacement Scope: Replace the existing emergency generators for two new 500 KW generators that are EPA Tier 4 certified; ensuring the new equipment meets the EPA's most stringent regulations for emissions reductions. Phase: Manufacturing Status: Paralleling switchgear in production with expected delivery date of 04/15/19. Coordination for temporary power has begun. Estimated completion date is May 15, 2019. Miami City Ballet Window Replacement Scope: Replace approximately 83 existing windows at the Miami City Ballet with new, impact resistant, energy efficient windows and doors capable of rejecting solar heat gain. Surrounding concrete restoration work also included. Phase: Construction Status: Delivery of new glazing is scheduled for April 20 and installation is scheduled to commence on April 24. Estimated completion date is June 30, 2019. Property Management Facility Generator Installation Scope: Installation of a new generator, fuel tank and transfer switch. Phase: Permitting Status: Revised plans have been approved by DERM and IQC has been issued. Estimated completion date is December 2019. Phase: Permitting Status: Revised plans have been submitted to Building for approval. Estimated completion date is December 2019. Storage Tank Replacement Scope: Replace two 5,000 gallon above ground fuel storage tanks one for Pump Station 28 and one for Pump Station 29. Phase: Construction • Status: Work on Pump Station 29 has been completed. Work on Pump Station 28 is scheduled to commence on April 15. Estimated completion date is June 2019. Marine Patrol Dock Replacement Scope: Repair of the three (3) boat docks at Maurice Gibb Park. Phase: Permitting Status: Permit is being reviewed by the Army Corp of Engineers and DERM for approval. Estimated completion date is August 31, 2019. 17th Street Garage 40-Year Recertification Scope: 40-year structural recertification of the 17th Street Garage. Phase: Construction Status: Work has commenced on this project. Estimated completion date is September 30, 2019. Several completion dates have changed due to coordination with stakeholders, material availability, and in an effort to avoid disruption.
