The item was a referral to the Land Use Committee of a matter regarding a proposed Public Storage facility for 1301 Dade Boulevard. Commissioner Steinberg had requested the referral to the Land Use Committee on July 8th, based upon an email from Mr. Jordan regarding plans for a Public Storage facility. Subsequently, Planning Department staff has contacted Mr. Jordan and discussed at length the development potential of the subject site. After a full discussion of the possibilities with staff, Mr. Jordan has requested that the matter be removed from the agenda, as his company has changed their plans. Facility 1301 Dade Blvd, Miami Beach Commissioners: By way of introduction, my name is Larry Jordan, I work with Public Storage, Inc., the nations largest self-storage owner/operator with over 1,400 facilities around the country including several in Miami Beach. We have a facility at 1301 Dade Blvd and are interested in expanding it. However, there are zoning and code limitations which appear to restrict and/or prohibit the construction of additional square footage at the site. Our thought is to retain the existing building and to construct a new multistory building on the parking lot of the facility with parking on the ground level and self-storage on the subsequent floors. We have reviewed the City Code and spoken with the Planning Staff. The Code prohibits the proposed expansion and there is no support at the Staff level. My purpose in writing you is to determine if there is a potential for any support for our proposal from the Commission. I will not bore you with the descriptive characteristics of the self-storage use. Suffice it to say that self-storage is benign, complimentary, required, and a good neighbor. Notwithstanding the existing code, it is a good fit for the location. I would appreciate your thoughts on the matter. Thank you, Larry D. Jordan Development Manager
