HURRICANE FRANC'ES PRELIMINARY ESTIMATED IMPACTS

We are in the process of compiling the cost impacts and revenue losses from Hurricane
Frances. Preliminary estimates are approximately $800,000 in additional expenses
(primarily overtime related to emergency protective measures and debris removal costs)
and $200,000 in lost revenues from the Home Show and from Miami Beach Golf Course.
We are in the process of compiling the detailed documentation packages required for
reimbursement by the Federal Emergency Management Agency (FEMA). While much of
the expenses are anticipated to be recoverable from FEMA, lost revenues are likely not
eligible for reimbursement.
