SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED is made effective as of the 22nd day of December, 2004 by THE COURTS AT SOUTH
BEACH, LTD., a Florida limited partnership, formerly known as COBB PARTNERS SOUTH BEACH, LTD., a Florida limited partnership, as
"Grantor", and MIAMI BEACH REDEVELOPMENT AGENCY, a public body corporate and politic, whose post office address is: c/o
Executive Director, 1700 Convention Center Drive, Miami Beach, Florida 33139 as "Grantee".
(Wherever used herein, the terms "Grantor" and "Grantee" include all the parties to this instrument and the heirs, legal
representatives and assigns of individuaL% and the successors and assigns of corporations.)
WITNESSETH:
That the Grantor, for and in consideration of the sum often Dollars ($10.00) and other good and valuable considerations in hand paid
to Grantor by the Grantee, the receipt whereof is hereby acknowledged, by these presents does grant, bargain, sell, alien, remise, release,
convey and confirm unto the Grantee the following described real property, and rights and interest in real property located and situated in the
County of Miami-Dade and State of Florida, to wit:
Condominium Unit No. CU-2, of THE COURTS AT SOUTH BEACH, a Condominium, according to the Declaration of
Condominium thereof, as recorded in Official Records Book 17174, at Page 3190, as amended, of the Public Records of Miami-
Dade County, Florida; together with an undivided share in the common elements appurtenant thereto.

This conveyance is subject to the following:
1. The real property may be used only for the following public purposes unless otherwise agreed to by the Grantee and The Courts at
South Beach Condominium Association, Inc.:
(a) Police sub-station or administrative fire or police office facilities;
(b) Office space for cultural organizations and/or organizations which serve as arts incubators;
(c) A library facility.
2. Real estate taxes for the year 2004 and subsequent years.
3. Terms and conditions set forth in the Declaration of Condominium of THE COURTS AT SOUTH BEACH, a Condominium, as
amended.
4. Zoning restrictions, prohibitions and other requirements imposed by governmental authority.
5. Easements, restrictions and conditions of record but this provision shall not operate to reimpose same.
TOGETHER with all tenements, hereditaments and appurtenances thereto belonging or in any way appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
The benefits and obligations hereunder shall inure to and be binding upon the heirs, executors, administrators, successors and assigns of
the respective parties hereto. The Grantor does hereby fully warrant the title to all the premises hereby conveyed, and will defend the same
against the lawful claims of Grantor, and Grantor's heirs and each and every person or persons whomsoever lawfully claiming the same by,
through and under Grantor herein.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed by its proper officer thereunto duly authorized, and its
seal affixed, the day and year first above written.
