Kasdin and Members of the City Commission Lawrence Levy ~ City Manager SUBJECT: 13m Annual "TOBY" Awards Presentations By The Building Owners and Managers Association (BOMA) I am very pleased to inform you that on March 23, 2000, at the Building Owners and Managers Association's annual "TOBY' Awards presentation banquet at the Miami Beach Loews Hotel, the City' s Property Management Department received two of the prestigious awards for excellence in property management for both governmental and historical categories. The "TOBY' Award is the highest award that can be received in property management and is unique in that it is not simply a beauty contest of buildings. In fact, the physical attractiveness of the buildings that are being judged can only account for 10% of the total scoring criteria. The property manager' s policies and procedures, energy conservation plan, life safety procedures, maintenance and preventive maintenance scheduling, budget, and compliance to ADA standards are critical components in the judging process. Additionally, the judges look behind the scenes at items such as chiller plants, mechanical equipment rooms, elevator equipment rooms, janitorial closets, roofs and other areas not commonly viewed by the persons occupying the building to be sure that the property is being managed throughly. This, plus the community relations the building provides, tenant relations with the property management staff, and the overall commitment to staff morale and training needs made by the property manager, account for the other 90% of the overall scoring criteria. The Property Management Department has won the "TOBY" award for the City for three consecutive years in the Governmental Building category for the City Hall Building. Property Management staff is extremely proud to add to this success by winning in the Historic Building category for the Historic City Hall Building. Property Management has adopted the words written on the "TOBY' Award trophy as part of their CC2 Matthew Schwartz Brad A.
