This L.T.C. is to advise you of enforcement action taken against the above property by the
Department of Code Compliance.
In response to a complaint from the Police Department that the property located at 7701 Collins
Avenue, owned by Dennis Donegan, was being used as a motel, an inspection was conducted by the
Department of Code Compliance. The Miami-Dade County property appraiser indicates that the
house is a four thousand four hundred and eleven (4,411) square foot single family house with four
bedrooms and three baths. Records reveal the location is receiving a $25,000.00 homestead
exemption.
An inspection conducted by a Code Compliance Officer on March 14, 2001 revealed numerous
vehicles with out-of-state license tags at the location. An occupant of the residence was interviewed
by the Code Compliance Officer. The occupant stated that he was leasing the residence on a weekly
basis as were four (4) other families that were occupying the house. A Notice of Violation has been
issued to Mr. Donegan for using the property for purposes other than the permitted use of a single
family residence (weekly rentals - rooming house).
Mr. Donegan responded to the Department of Code Compliance on March 16, 2001 and submitted
a written request for a thirty (30) day extension to April 30, 20001 to comply with the Notices of
Violation. The request was denied since this is not a permitted use in the district and a variance to
operate a motel could not be obtained.
