RESOLUTION No. 96-22106
A RESOLUTION OF THE MAYOR AND CITY COMMISSION OF THE
CITY OF MIAMI BEACH, FLORIDA, ACCEPTING THE PROPOSED
RECORD PLAT ENTITLED "LINDISF ARNE ON FISHER ISLAND
SECTION 9", THE SAME BEING A SUBDIVISION OF A PORTION OF
SECTION 10, TOWNSHIP 54 SOUTH, RANGE 42 EAST, DADE COUNTY,
FLORIDA.
WHEREAS, Island Developers Ltd., a Florida Limited Partnership, by Fisher Island
Corporation, a Florida Corporation, as sole General Partner, has caused to be made the record plat
entitled" Lindisfarne on Fisher Island Section 9", and more particularly described in the attached
"Exhibit A"; and
WHEREAS, said record plat is a portion of unsubdivided Section 10, Township 54 South,
Range 42 East, within the jurisdiction of the City of Miami Beach, Dade County, Florida, and a
replat of a portion of Tract A -7 of" Lindisfarne on Fisher Island Section 7", as recorded in Plat
Book 139, Page 97 of the Public Records of Dade County Florida; and
WHEREAS, the Planning and Design Division of the City's Development, Design and
Historic Preservation Department and Engineering and Construction Management have reviewed
this proposed record plat, and found it acceptable, according to the City's zoning district for Fisher
Island and the engineering practices for easements, drainage and utilities; and
WHEREAS, this plat will not result in a reduction in the level of services for the affected
public facilities below the level of services currently provided under the City's Comprehensive Plan;
and
WHEREAS, the Administration recommends the acceptance of the proposed record plat;
NOW, THEREFORE, BE IT DULY RESOLVED BY THE MAYOR AND CITY
COMMISSION OF THE CITY OF MIAMI BEACH, FLORIDA, as follows:
Section 1. The proposed final record plat entitled" Lindisfarne on Fisher Island Section 9",
being a portion of unsubdivided Section 10, Township 54 South, Range 42 East, Dade County,
Florida, within the City of Miami Beach, Florida, and a replat of a portion of Tract " A-7" of
"Lindisfarne on Fisher Island Section 7", as recorded in Plat Book 139, Page 97 of the Public
Records of Dade County, is hereby accepted.
Section 2. The dedications and restrictions as shown on the plat to the perpetual use of the
public of all the Utility Easements, are also hereby accepted and confirmed.
Section 3. The Plat is approved subject to and contingent upon approval by the Board of
County Commissioners of Metropolitan Dade County.

RECORD PLAT OF LINDISF ARNE ON FISHER ISLAND, SECTION 9.
SUBJECT:
ADMINISTRA TION RECOMMENDATION:
To approve the Resolution accepting the proposed Record Plat of Lindisfame on Fisher Island,
Section 9.
BACKGROUND:
Fisher Island was created when the Miami ship channel was dredged in 1905. The island was
included within the City limits when Miami Beach was incorporated in 1917. In 1952 Gar Wood
deannexed the property that he owned on Fisher Island from the City of Miami Beach. Property on
and around the island not owned by Gar Wood then, is still within City jurisdiction.
The proposed plat of the property, owned by Island Developers Ltd. (see attached Exhibit A), is part
of the tract on the Northeast corner of Fisher Island adjacent to Government Cut lying in the City
of Miami Beach, and a portion of the subdivision of Lindisfame on Fisher Island, Section 7, as
recorded in Plat Book 139 Page 97, lying within Dade County jurisdiction.
In 1993, the City of Miami Beach rezoned this portion of Fisher Island from RM-l, Residential
Multi-Family Low Intensity to RM-PRD, Multi-Family Planned Residential Development.
ANALYSIS:
During the original zoning of this section in 1989 as an RM-l District, the developer had submitted
a proposed site plan with 178 units in five buildings, four of which were nine stories and one was

a seven-stories structure. The parcel, which is 12.4 acres had a FAR of approximately 1.8 and a
density of 14 units per acre. In August 1993, the City Commission amended the comprehensive
zoning ordinance, creating the RM-PRD (Multi-Family, Planned Residential Development) to
accommodate uses ranging from single family detached dwellings to multi-family townhomes and
apartments. The developers, after construction of one building on this tract, have resolved to
subdivide the remaining 11.235 Acres into 12 lots (Total 9.377 Acres), a private road (1.38 Acres)
and Landscaped areas (0.476 Acres).
To maintain a separate entrance to these lots, the developers are providing an access parcel at the
Northeast corner of "B" Street, by resubdividing the Plat of Lindisfarne on Fisher Island, Section 7,
as recorded in Plat Book 139, Page 97. This Plat is located within the Dade County jurisdiction on
Fisher Island.
The road and utilities in the subdivision will be privately owned and maintained, subject to a
Homeowners' Association Covenants and Restrictions Agreement.
CONCLUSION:
The Mayor and City Commission should approve the Resolution accepting the proposed Plat of
Lindisfarne on Fisher Island, Section 9, which is a portion of the United States Reservation on
Terminal Island on the South side of New Government Cut entrance channel within the City of
Miami Beach.
