SUBJECT: City of Miami Beach Closeout Projeot~: 2008/09
The purpose of this memorandum is to update the Commission regarding the successful
close-out, during the last four months, of some very significant construction projects by the
City's Departments involved in the Building Development Process.
These projects have generated in excess of 3,000 jobs in our community and will add over
one (1) billion dollars in property tax revenues on an annual basis.
The table below summarizes the size and value of each of these major projects, as well as
the economic benefits as a result of jobs created and the increase in property taxes to the
City.

These projects opened successfully due to the efforts, dedication, and coordination of Public
Works, Planning & Zoning, Fire and Building Departments enforcement personnel. City staff
coordinated efforts with the Developers to review, and inspect and ascertain that all of the
Contractor's work met all required codes and that the projects were safe for our residents to
occupy. Credit must also be given to all the Developers and Owners who worked very
closely with the City Departments involved in the Building Development Process.
The Administration has received many positive comments from Developers and Owners who
have expressed their gratitude for the hard work put forth by City staff.
