This NOTICE LINITI'II1G FUTURE ADVANCES is made as of March 31, 2009 by PURDY
PARTl\'ERS, LLC, a Florida limited liability company ("Borrower") whose address is 230 Fifth
Street; Miami Beach, FL 33139, the MortgagorBorrower purstraut to that certain Mortgage and
Security Agreement (the "Mortgage") made by Boaower in favor of CITY NATIONAL BANK OF
FLORIDA, a national banking corporation, whose address is 25 West Flagler Street; Miami, Florida
33130 ("bender"), and recorded Apri] 19, 2007 in the Official Public Records of Miami-Dade
County, Florida is Official Records Book 25550 at Page 743, securing a Promissory Note made by
Borrower to Lender in the original principal amount of $2,475,000.00 and encumbering the real
property located in Miami Beach, Miami-Dade County Florida legally described on the attached
Ezhibit "A".
This document is for the purpose of notifying pursuant to Florida Statute 697.04(b) that ao further
advances are to be made under the above referenced Mortgage, except for protective advances for
taxes, insurance, unpaid interest, and the like to the extent permitted by the Mortgage (collectively
"Protected Advances'.
The maximum principal amount which maybe secured by said mortgage is limited to the amount
actually advanced at this time plus any such Protective Advances.
A copy of this Notice has been sent by FedEx to the Lender
