The Koniver Stern Group was formed over 15 years ago as a boutique, retail real estate leasing
and consulting firm. Prior to its inception, its principals and associates had been responsible for
almost one million square feet of retail leasing across the United States. It's largest retail
leasing projects have been in Florida, Georgia, Illinois and California. It's retail leasing product
type has predominantly consisted of urban leasing (Lincoln Road, Collins Avenue, Alton Road,
Met Miami, Mary Brickell Village, Old Hyde Park in Tampa, etc.). Koniver Stern Group has been
responsible for leading the retail renaissance over the last 20 years on Miami Beach on the
leasing side with the introduction of Blockbuster Video to Miami Beach (in fact, having handled
the leasing for 3 of the 4 Blockbuster Video stores that opened on Miami Beach including the
very first one at 15th Street & Alton Road) to the higher end category of retail in the City
(Banana Republic, Kenneth Cole and Tommy Hilfiger as examples) to some of the best known
restaurants in the City (including Emeril's, Mr. Chow, Prime 112 and Meat Market).
That said, Koniver Stern Group prides itself on its diverseness of retail tenant leasing from
moderate to higher end depending upon the client's needs, and the sophistication necessary to
achieve its clients objectives from both a price and timing of occupancy point of view. The
Koniver Stern Group, and one of it's predecessors, the Stern Organization, has continuously had
offices in Miami Beach for over 20 years. Its principal, Lyle Stern, has been a resident of Miami
Beach for over 40 years and attended the Hebrew Academy and Miami Beach Senior High
School. As evidenced below, the Koniver Stern Group has been involved in a majority of the
retail leasing that has occurred in South Beach, and indeed Miami Beach, over the last 15 years.
In addition, the Koniver Stern Group's exclusive representation of tenants, including Starbucks,
Whole Foods, TGI Friday's, Brio, Mr. Chow, Pottery Barn, Williams-Sonoma, West Elm and many
others over the past years gives us tremendous sophistication and an understanding of the
tenant's side of a lease transaction as well as an oversight on tenants or related tenants
interested in the market. From our inception, our firm has stressed the importance of marketing
in order to achieve the greatest success for landlords measured in both rent achieved and
minimal time required to achieve a completed transaction. We market locally and nationally. We
routinely visit other markets around the country to hunt for tenants. Further, our background
and expertise in leasing urban, suburban and value retail centers over the last approximately 20
years, gives us additional depth and resources. Some of our local urban experience includes the
initial leasing for Blockbuster Plaza at 15th St & Alton, Starbucks Plaza at 16"' St & Alton, Yoko's
Plaza at 9th & Alton, Einstein's Bagels at 15th St & Alton, Shoppes of Arch Creek at 135th Street &
Biscayne Blvd, Met Miami, Mary Brickell Village, Shops of Pinecrest, Midblock at Midtown Miami

Each of the facilities has its own idiosyncrasies. Old City Hall has a difficult approach,
expensive restaurant build-out, historic issues and elevation issues. The 17t" Street
facility is somewhat limited because of its retail adjacencies. In general, the lease of
these facilities is not unlike the leasing of any new assignment. We prepare a matrix of
potential users, user categories and prospective tenants while simultaneously preparing
marketing flyers as well as information specific to the properties (i.e. CAM charges, real
estate taxes, insurance charges and other information unique to each property).
The first milestone is determination of expected rent values to be achieved for the
properties. This is done very quickly by confirmation of comparable rents achieved in
the micro-market for like kind properties. This is to be approved by the City of Miami
Beach as the "Goal Rents and Terms".
The second milestone is the creation of the information flyers which occurs very quickly,
followed by the dissemination of the information, immediate follow up and reporting
back to our principal, in this case the City of Miami Beach. Continual marketing and
exposure is essential. Additionally, at the inception of our retainment, we review any
plans that are available, create plans if necessary, review surveys, zoning, physical
plant issues, etc. If there are changes that need to be made or updating or
modifications that need to be performed, we report back to the property owner quickly.
In this initial phase we also make sure we have a copy of the lease that is to be used
and we review it with counsel if necessary as well as the "tenant intake" form and a
standardized letter of intent that is acceptable to our principal (City of Miami Beach) so
that there is a validated flow through of information for approval of a tenant once
acquired. By having all necessary and relevant information forms as well as having key
contacts involved in the process early on, in our experience, transactions can be
concluded faster.
Unique to this assignment would be the intrinsic delay brought about by negotiating a
deal with staff, the lease with counsel and the requirement that there must be two City
Commission meetings to approve the lease. Our belief is that with proper disclosure to
prospective tenants any negative effects brought on by the longer decision process can
be ameliorated.

Lyle Stern is the President of Koniver Stern Group, a dominant retail leasing and consulting
company based in Miami Beach, Florida.
Koniver Stern is best known locally for its leading role in developing the upper moderate retail
category in South Beach by way of its representation of Banana Republic, Kenneth Cole,
Benetton, Starbuck's Coffee Company, Guess? Jeans, Limited Express, Victoria's Secret,
Williams-Sonoma, Pottery Barn, bebe and Ghirardelli Chocolate Company. However, its true
focus is the national, regional and local representation of both retail tenants and developers.
Koniver Stern is responsible for representing World-renowned Restaurateurs Emeril Lagasse and
Mr. Chow in bringing their restaurants to Miami Beach.
Through its leasing of Forum on Peachtree Parkway, one of Atlanta's highest profile lifestyle
centers, Koniver Stern has carved out yet another niche in the development consulting and
leasing of this new breed of specialty retail projects. Koniver Stern has also been involved in the
leasing of Forum at La Costa in Carlsbad, California (200,000 sq. ft.), Old Hyde Park Village in
Tampa, Florida (219,000 sq. ft.) and Towne Square in Wheaton, Illinois (200,000 sq. ft.).
The companies other main focuses are, and have been, the national representation of tenants
including West Elm, Crate & Barrel, Montblanc, Wolford Hosiery, Tourneau, Watch Gear, Eddie
• Bauer and approximately forty other tenants and the local and regional representation of
national tenants including Starbuck's Coffee, Jamba Juice, Ben & Jerry's, TGI Friday's, Bally's
Sport & Fitness, PF Chang's, Moe's Southwest Grill and many others. In addition, Koniver Stern
was recognized in the August 1999 edition of Value Retail News as the company with the
largest number of clients in the outlet mall industry. Mr. Stern is a twenty-year veteran of the
real estate leasing profession. He is frequently asked to speak about commercial real estate
and is often quoted in newspapers and trade publications. He has been a member of Ocean
Drive Magazines ~~Power List". He lives in Miami Beach with his wife, Miami-Dade County Court

Bruce Koniver brings to the partnership his experience in senior management with Saks
Fifth Avenue and Jordan Marsh, as well as an outstanding record in securing and
negotiating leases for some of the country's leading retailers. He was with Saks Fifth
Avenue for 14 years in senior management positions in New York, Chicago, San
Francisco, Palm Springs and Washington, DC. He was General Manager of Jordan Marsh
at the Omni Mall before getting into the shopping center business. He also managed
Mayfair in Coconut Grove. His dynamic and positive philosophy has earned him a solid
reputation in the retail/real estate community.

2002 -Present Joined Koniver Stern Group as Managing Director. In addition to
overseeing the firm's operations, he has continued to be active in
shopping center consultations and leasing as well as the exclusive
representation of the prior list of tenants as well as new tenants with
Bruce Koniver - Pinkberry, Buffalo Wild Wings and Hooters.
1997 - 2002 Joined Divaris Real Estate as Florida Partner for a retail portfolio of
7,000,000 square feet. Oversaw the operations of three Florida offices
(Miami, Tampa and St. Augustine/ Jacksonville) and oversaw the leasing
effort on one Regional Mall, a Regional Mall conversion and multiple
supermarket-anchored centers as well as specialty centers. While with
Divaris, along with the other tenants he represented, he added Flemings
Prime Steakhouse for South Florida locations, Roy's Hawaiian for South
Florida, J. Alexander's, Crate and Barrel, C62, Whole Foods (with Lyle
Stern) for all of Florida and Brio Tuscan Grill for South Florida.
1997 - 2004 Sat on the board of the International Council of Shopping Centers (7 year
term) for the Florida Convention
1995 - 1997 Left Summa Properties and joined Adler Group. He worked on various
retail developments of numerous properties in the Southeast, including a
• big box, ground-up development in the Atlanta suburbs as well as tenant
representation.
1991 - 1995 Remained with Summa Properties as Executive Vice President and
managed the Retail Division as part of the sale agreement. During this
time he personally represented Bally Total Fitness for their Florida roll-
out, PF Chang's for their Southeast Florida locations and Regal Cinemas
for Florida locations.
1987 - 1991 Created Respro Group, a boutique Commercial Real Estate firm
specializing in retail properties and retail tenant representation. Sold
business to Summa Properties in 1991.
1984 - 1987 Joined Coldwell Banker Commercial.
1971 - 1987 President and Founder of Bon Appetit Fine Cookware, a small chain of
cookware, gourmet foods and cooking schools. Sold the chain in 1987.
