We visited the site and understand the scope of work to be as listed below. Per your E B 0 0 0 5 0 2 2 office's request we have included a "feasibility phase" to test the geometric layout of AACOO2142 adding two additional lanes to the existing track. Subsequent information such as surveys, geotechnical investigation, subsoil condition and percolation testing as required to be provided to the city or become a reimbursable expense during the schematic design phase. SCOPE OF WORK The Scope of Work included in this task is generally associated with improvements for the football field, track and ancillary functions. The improvements are as follows: ° PLAYFIELD a. Remove existing sod and irrigation system. Irrigation to remain outside of playfield. b. Prepare sub grade for new artificial turf as recommended by manufacturer of turf c. Install a new artificial turf surface with markings. d. Design drainage upgrades to meet code* e. Retrofit irrigation system outside of playfield (remaining sod areas)* e RECONFIGURE TRACK AND RESURFACE a. Reconfigure track (six or eight lanes) around existing football field and install new track surface. PRESS BOX RENOVATIONS a. Remove observation deck along with guardrails and ship ladder. b. Remove and replace roof. (roof insulation with min. Replace all doors and windows to meet wind loading and energy efficiency per applicable code. (City is in agreement with reducing the window area of the press box to meet energy requirements). d. Provide new self- wall mounted air conditioning unit. e. Remove and replace all interior lighting and provide necessary electrical upgrades for new wall air conditioning unit. f. Remove and replace all interior finishes and casework. g. Refinish and paint walls as required. h. Provide infrastructure for future P.A. system *. i. Accessibility via vertical conveyance* (see note below). Note — City to confirm accessibility requirements with the City of .Miami Beach ADA Compliance Department for the press box before commencement of the design work. o FIELD LIGHTING Upgrade existing play field lighting to mitigate deficiencies as much as practical and within the allocated funds. o .RESTROOMS a, Remove and replace existing plumbing fixtures. (see note below). b. Provide new lighting. c. Provide new interior finishes. d. Replace exhaust fans. e. Provide drainage upgrades*. Note - Occupancy will not change thereby the exisitng plumbing count is to remain. However to comply with ADA requirements a re- arrangement / re- design of the interior layout will be required which may not fit within the existing space. City to confirm accessibility requirements with the City of Miami Beach ADA Compliance Department before the commencement of the design work. o CONCESSION AREA a. ADA compliance by lowing of countertop. b. Provide new lighting mounted to underside of existing slab. c. Provide new working surface, equipment and electrical infrastructure. d. Replace electric water coo17s by concession area. e. Repair exterior stucco, prep. and repaint exterior of building. f Provide new ventilation system *. o MISCELLANEOUS AREAS a. Janitor's Closet — Not accessible therefore no observation made or scope of work is noted*. b. Electrical Room - The roof over the main electrical room leaks badly flooding most times when it rains heavily.
