SUBJECT: JUNE 1, 2013 PRELIMINARY AS ESSMENT ROLL ESTIMATE.
The purpose of this LTC is to transmit the preliminary 2013 property assessment values for
the City of Miami'Beach (attached).
These'values reflect an increase in existing property values from the 2012 Preliminary
Taxable Value ($23.072 billion) to the 2013 Estimated Taxable Value ($24.594 billion), an
increase of approximately 6.6 %. Applying this increase to our General Fund Property Tax
revenues would result in an increase of approximately $7.5 million of tax revenue citywide.

Please note, however, the impact on the General Fund will be affected by the portion' of the
changes that occurred inside the City's redevelopment areas (RDA areas) versus outside
the RDA areas, and could vary from the 6.6% Citywide.- The breakdown between General
Fund and RDA areas are still pending. We have typically received the RDA component of
these values with the July 1 s ` values and will provide any updated analysis at that time.
Also, attached is a summary of the 2013 preliminary property assessment values for all
municipalities.

As required by State law, today _I released to the County's taxing authorities June 1St
estimate of the taxable values for tangible personal property, residential and commercial
real estate in Miami -Dade County. Based on our market analysis, the 2013 June 1St
estimate for county -wide taxable value increased by 3.1% as compared to the 2012
:Preliminary Roll. It is important to note that July 1 is the official certification date for the
2013 assessment roll. June 1 is only an estimate, which is subject to change.
For your reference,. I am attaching a chart containing the breakdown of taxable values
for each of the County's taxing authorities.
As always, my Office and I will continue to provide the assistance or data necessary
