GENERAL CONTACTORS Sc DESIGN BUILDERS CGC 061 51 1 . CGC 046372 Project Approach: Team Contracting, Inc.'s(Team)Management Plan, Methodology and Approach to include a description of our Quality Control Plan in providing and ensuring the City of Miami Beach an excellent final product is provided below. Additionally,we would like to note that Team, along with its principals and staff have been providing construction and contracting services to the City of Miami Beach since 2003. We are the only original JOC contractors still providing services to the City. We have built large facilities, project as large as 170,000 square feet. Below is an outline of how we intend to maintain excellent customer service and project specific information. - Be available in a timely manner. By timely manner it is usually immediately, beyond our office contact information we provide the City our main contacts mobile phone number as well as the mobile phone number to the assigned contracts project manager. Both mobile numbers are available 24 hours a day. In the past we have received emergency phone calls in the middle of the night from clients due to a fire in a school office or a blown transformer in a facilities electrical room and have been on site Owith staff prior to sunrise. In addition,we have mobile devices that provide us emails instantly. - Prepare bids and estimates in a timely manner. We recognize the importance of timely submissions of proposals and bids especially for public projects which are in many instances tied to a pressing community need or at times expiring funding windows of opportunity. - Complete work in a professional and timely manner. We have on hand an experienced supervision staff,in house carpenters as well as a core group of trusted and reliable trade subcontractors who make themselves readily available to us. This is through years of successful projects and timely payments. - Be a TEAM player. We recognize that in the spirit of cooperation and within framework of Teamwork a project runs smoothly and is generally successful rather than in the absence of same elements and commitments. We are interested in the continued long term positive relationship which in turn allows us to overlook minor bumps in the road along the way. Customer service is an ever evolving and growing dynamic and to that end we have in place methodology which allows us to adapt and make changes to our systems in order to maintain superior Ocustomer service. T (305) 2 07-9799 . .F (305) 207-9790 1 39 1 1 SOUTHWEST 4 2ND STREET, SUITE 2 13 9 MIAMI, FL 33 1 75 r There are four major supported stages to our Methodology to ensure success. 1) Identify the process and its elements. 2) Improve the process by presenting recommendations on specific trouble areas and providing a roadmap to support the improvement implementation. 3) Manage the improvement implementation effectively. 4) Measure the key elements to ensure and verify desired results. We are committed to serving our client and working together in solving any problems that may arise. We are experience and we are user friendly, it is our nature. Concerning our philosophy in partnering up with local merchants, being that we have been working for the City for over a decade and have completed approximately 200 work orders, we have established and ongoing relationships with local vendors, subcontractors and vendors. We have contacts for all the local utilities including Joel Garcia, the Miami Beach south district FPL representative. Regarding the actual sequence of work,we foresee it as follows: - Conduct a thorough evaluation of the existing conditions to include forensics on previous permitting and inspection history. - Design accordingly. - Tent to exterminate termites. - Commence permitting process with the City as well as applicable and governing agencies. We intend to obtain an interior demolition permit concurrent to the design phase. This will allow us to be ready for the new work once permits are secured. We intend to partner up with the City and a permitting expediter in order to obtain the permit quickly. - Demolish all interior applicable items. In the 1965 building we will provide selective demolition and in the 1975 building we envision gutting out the entire interior. - Provide trades rough in. - Provide Hydrostatic slab for ground floor and epicure slabs for the 2nd and 3rd floors for the 1975 building. The concrete slabs will be a significant upgrade to the current wood floors. They are more solid, better fire protection, improved insulation and superior soundproofing. - Provide finishes. - Provide trim out. In reference to our Quality Control Plan (QC Plan), it is structured on these three key points: - Quality: Our QC Plan reduces waste and improves the quality of the final product starting at design and through construction. It's structure and discipline provide a thorough evaluation of the product and process. They control sources of variation (input variables)which cause variation in product characteristics(output variables). Our QC Plans is also an quality improvement tool. - Customer Satisfaction: Our Control Plan focus resources on process and construction C1 characteristics that are important to the customer. The proper allocation of resources on these J major items helps to reduce costs without sacrificing quality. i I Communication: As a living document the QC Plan identifies and communicates changes in.the construction/process characteristics, control methods, and characteristic measurement methods. The plan will represent the single resource for documenting important process and construction requirements. Requirements are in the form of measurable specifications with linkage to standard operating procedures where they exist. A Quality Control Plan "Ties Everything Together". It ensures, that processes run as smoothly as possible producing acceptable output. It also provides the specific instruction on what to do when things don't run smoothly. We intend on self-performing approximately 25%of the work to include partitions, door installation, drywall, ground floor slabs and interior shell work. Concerning Disadvantaged Business Enterprises: - Team Contracting, Inc.is certified as a Micro small business though Miami-Dade Public Schools. - One our design team engineer partners, Rolando Maqueira is certified as a CBE and MICRO/SBE. - We have a pre-qualified subcontractor that we have targeted, MEFConstruction who is a - certified CSBE through Miami Dade County. i i Z ------------------------------------------- ------------------------------------ O J W ti LL' OG N CO ooi o' Qf W r J r N - --------------------------V---------------- -------a-•C9 ------------V' J W m r' o F m --------------------------- __W + -,- V) + W m C7 G a Q U z m J In in N W <o Q J a, O C o •°-' - a m 9 z Q p V. ------------------------ -w------------W- c LL - - a ° F z O CO Z a 2 -------------------- ----------F'--- ----m-a- z m -------p- ----------f--w--2 Z a N ' 0 w m w z n, w 0 ~5 let w m z o m Q m >- LU m Z 0 0 o m a. im _ ----------- ------- ----w- ------------a-z ------- ------ ------- - 0--O-O- U. 2.- z g m w m J ------ Z -----------3------------a- -------------_ ---------------- m-y- o- W NQ 0 o m a a rn ----------- ------------ -------------- --- --------------------------------- -- a c° a O O O O O O O O O O to CO) LA U) r r Lm a t- U. z V Cf) .N e•• r. r r r r e- r r r r r r • t9 a C CL U z n.
