SUBJECT: RESOLUTIO A THORIZING CONSENT TO DESIGNATION OF THE OLD
CITY HALL AND 21ST STREET COMMUNITY CENTER AS HISTORIC SITES
The Miami Beach Historic Preservation Board has submitted a request (see attached letter) to
the City of Miami Beach that it consent to the designation of two of its municipally owned
properties, the Old City Hall Site and the 21st Street Community Center Site (including the
interior of the Clubhouse structure), as historic sites. Preliminary evaluation has shown that
the two sites would be eligible for designation under the criteria set forth in Section 26 of the
Miami Beach Zoning Ordinance should the property owner give consent to designation. Such
designation would be contingent upon an affirmative recommendation of the Historic
Preservation Board, the Planning Board, and final approval by the City Commission.
Historic designation of the two sites is compatible with the future projects planned for these
sites. The designation would assist in the preservation of these landmark buildings and insure
compatible new construction on the sites. Most important, it was the feeling of the Historic
Preservation Board that this initial action would demonstrate the City's committment to
Historic Preservation.
ADMINISTRATIVE RECOMMENDATION:
The Administration, at this time, recommends withholding designation of the 21st Street
Community Center. Due to the limited amount of CD funds earmarked for renovation of the
building, it is necessary to investigate further the impact of the designation on the current
architectural plans for the structure.
The Administration recommends that the City Commission adopt the attached resolution
consenting to the designation of the Old City Hall site as a local historic site.
