AN ORDINANCE AMENDING ORDINANCE NO.
289 OF THE CITY OF MIAMI BEACH,
FLORIDA, COMMONLY KNOWN AS "ZONING
ORDINANCE OF MIAMI BEACH, FLORIDA",
BY AMENDING AND CHANGING CERTAIN OF
THE REGULATIONS, RESTRICTIONS AND
BOUNDARIES AS ESTABLISHED THEREIN.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF MIAMI BEACH,
FLORIDA:
SECTION 1. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RE" Multiple-Family District and Area Districts No. 12 and
No. 16, and to include in "BAA" Business District and Area District
No. 19, as said districts are therein set forth and defined, the
following described lands situate, lying and beirgin Miami Beach,
Dade County, Florida, to-wit:
Lots 1, 2, 3, 18, 19 and 20 of Block
29, and Lots 7, 8, 9, 10, 11 and 12
of Block 55; all in FISHER' S FIRST
SUBDIVISION OF ALTON BEACH, according
to the Plat thereof, recorded in Plat
Book 2, at page 77, of the Public Records
of Dade County, Florida.
SECTION 2. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RE" Multiple-Family District, and Area Districts No. 12 and
No. 14,and to include in "BAA" Business District and. Area District
No. 19, as said districts are therein set forth and defined, the
following described lands situate, lying and being in Miami Beach,
Dade County, Florida, to-wit:
Lots 1 to 3, inclusive, of Block 53,
and Lots 1 to 10, inclusive, of Block
58 of PINE RIDGE SUBDIVISION, according
to the Plat thereof, recorded in Plat
Book 6, at page 34, of the Public Re-
cords of Dade County, Florida.
Lots 11 to 20, inclusive, of Block 57;
and all of that portion of that certain
strip of land 20 feet wide (formerly
platted as an alley but now vacated)
lying North of and adjacent to the West
165 feet of Lot 17, Block 54; and the West
165 feet of Lots 17 and 18 of Block 54;
All of Lots 19 to 22, inclusive, of Block
54, and all of that portion of that certain
strip of land 70 feet wide (formerly platted
at 16th Street, but now vacated) lying
South of and adjacent to said Lot 22; Lots
3, 4 and 5 of Block 76, and all of that
portion of that certain strip of land 70 feet
wide (formerly platted as 15th Street, but
now vacated) lying North of and adjacent to
said lots '3, 4, and 5; All in FISHER'S FIRST
SUBDIVISION OF ALTON BEACH, according to the
Plat thereof, recorded in Plat Book 2, at
page 77, of the Public Records of Dade
County, Florida.

SECTION 3. That Ordinance No. 289 of the City of Miami Beach,
Florida, end the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RE" Multiple-Family District and Area District No. 24, and
to include in "BAA" Business District and Area District No. 19,
as said districts are therein set forth and defined, the following
described lands situate, lying and being in Miami Beach, Dade
County, Florida, to-wit:
Lots 4 to 8, inclusive, and the EE of
Lots 1 to 3, inclusive, of PRATT' S AMENDED
PLAT of the Re-Subdivision of Block 21 of
OCEAN BEACH ADDITION NO. 3, according to
the Plat thereof, recorded in Plat Book
6, at page 17, of the Public Records of
Dade County, Florida.
AND
Lot 6 and the Ei of Lots 1 to 5, inclusive,
of Block 22 of OCEAN BEACH ADDITION NO. 3,
according to the Plat thereof, recorded in
Plat Book 2, at page 81, of the Public Rec-
ords of Dade County, Florida.
SECTION 4. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to ex-
clude from "RD" Estate District and Area District No. 10, and
to include in "BAA" Business District and Area District No. 19,
as said districts are therein set forth and defined, the following
described lands situate, lying and being in Miami Beach , Dade
County, Florida, to-wit:
Lot 45 of Block 8 of NAUTILUS ADDITION,
according to the Plat thereof, recorded
in Plat Book 8, at page 130, of the Public
Records of Dade County, Florida.
SECTION 5. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RE" Multiple-Family District and Area District No. 10 and
to include in "BAA" Business District and Area District No. 19,
as said districts are therein set forth and defined, the following
described lands situate, lying and being in Miami Beach, Dade
County, Florida, to-wit:
Lot 29 of Block 2 of GARDEN SUBDIVISION,
according to the Amended Plat thereof,
recorded in Plat Book 31, at page 9, of
the Public Records of Dade County, Florida.
SECTION 6. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby emended so as to exclude
from "RD" Estate District, and to include in "RE" Multiple-Family
District, as said district is therein set forth and defined, the
following described lands situate, lying and beirgin Miami Beach,
Dade County, Florida, toJ-wit
Lots 6 to 19, inclusive, of Block 39 of
MIAMI VIEW SECTION, Part 1, of ISLE OF
NORMANDY, according to the Plat thereof,
recorded in Plat Book 34, at page 80,
of the Public Records of Dade County,
Florida.

SECTIO N 7. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "BB" Business District, and to include in "BE" Business Dis-
trict, as said district is therein set forth and defined, the
following described lands situate, lying and being in Miami Beach,
Dade County, Florida, to-wit:
All that portion of the C. H. LUM
property lying West of the West Line of
Jefferson Avenue, extended Southerly, as
shown on the Plat of South Beach Park,
recorded in Plat Book 6, at page 77, of
the Public Records of Dade County, Florida.
SECTION 8. That Ordinance No. 289 of the City of MIa mi Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to include
in "BF" Business District, as said district is therein set forth
and defined, the following described lands situate, lying and being
in Miami Beach, Dade County, Florida, to-wit:
All of HARBOR TERMINAL ISLAND, commonly
known as "FISHER' S ISLAND" , except the
Government Reservation, located thereon.
SECTION 9. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RDD" Modified Single-Family District and to include in "RE"
Multiple-Family District, as said district is therein set forth and
defined, the following described lands situate, lying and being in
Miami Beach, Dade County, Florida, to-wit:
All of LENOX MANOR, a Subdivision according
to the Plat thereof, recorded in Plat Book 7,
at page 15, of the Public Records of Dade
County, Florida.
SECTION 10. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RE" Multiple-Family District, and to include in "RD" Estate
District, as said district is therein set forth and defined, the
following described lands situate, lying and being in Miami Beach,
Dade County, Florida, to-wit :
All of Tracts 3, 4, and 5; Tract 7 , less
that portion thereof lying opposite Tract 6• Tract
8, less that portion thereof extending 955. 69
feet Northwesterly from Normandy Waterway. All
of Tracts 9, 10, 11 and 12; All as shown on the
Plat of NORTH ISLE OF NORMANDY, recorded in Plat
Book 40, at page 36, of the Public Records of

SECTION 11. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "BB" Business District and Area District No. 13 and No. 19,
and to include in "RD" Estate District and Area District No. 10,
as said districts are therein set forth and defined, the following
described lands situate, lying and being in Miami Beach, Dade
County, Florida, to-wit:

POINT, according to the Plat thereof,
recorded in Plat Book 14, at page 35,
of the Public Records of Dade County,
Florida.
SECTION 12. That Ordinance No. 289 of the City of Miami Beach ,
Florida, and tie maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from ffRDE" Restricted Multiple-Family District , and to include in
"RD" Single-Family District, as said district is therein set forth
and defined, the following described lands situate, lying and being
in Miami Beach, Dade County, Florida, to-wit :
Lots 1 to 17, inclusive, of Block 5,
of SUNSET LAKE EXTENSION, a subdivision
according to the Plat thereof, recorded
in Plat Book 40, at page 23, of the
Public Records of Dade County, Florida.
SECTION 13. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be and the same are hereby amended so as to exclude
from "RB" Estate District and to include in "RC" Estate District,
as said district is therein set forth and defined, the following
described lands situate, lying and being in Miami Beach, Dade County,
Florida, to-wit :
Lot 5 of Block 31 of LAKE VIEW SUBDIVISION,
according to the Plat thereof, recorded in
Plat Book 14, at page 42, of the Public
Records of Dade County, Florida.
SECTION 14. That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof, be andthe same are hereby amended so as to exclude
from Area District No. 19, and to include in Area District No. 18,
as said district is therein set forthand defined, the following
described lands situate, lying and being in Miami Beach, Dade County,
Florida, to-wit :
Lots 1 and 2 of Block "C" ;
Lots 1 and 7 of Block "D" ;
Lots 1 and 2 of Block 2;
Lot 1 of Block 3 ; The East 60 feet
of "Wireless Station" property in
Block 3; The East 60 feet of Lot
12, Block 3; The East 60 feet of
that portion of Block 3 lying North
of said Lct 12 ; All in Miami Beach
Improvement Company' s OCEAN FPONT
PROPERTY, according to the Plat
thereof, recorded in Plat Book 5,
at pages 7 and 8, of the Public Records
of Dade County, ialorida .
SECTION 15. This Ordinance shall go into effect immediately upon
its passage andposting as required by law.
PASSED and ADOPTED this 21st day of March, A. D. 1945.

FLORIDA" , BY AMENDING AND CHANGING CERTAIN OF THE REGULATIONS,
RESTRICTIONS AND BOUNDARIES AS ESTABLISHED THEREIN" , having been
passed and adopted by the City Council of the City of Miami Beach,
Florida, has been posted by me in three conspicuous places in the City
of Miami Beach, Florida, one of which was at the door of the City Hall
in said City on the 21st day of March, A. D. 1945, and that said
Ordinance remained posted for a period of at least thirty days in
accordance with the requirements of the City Charter of the said City
of Miami Beach.
