AN ORDINANCE AMENDING ORDINANCE NO. 289,
COMMONLY KNOWN AS THE "ZONING ORDINANCE
OF THE CITY OF MIAMI BEACH, FLORIDA" .
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF MIAMI BEACH,
FLORIDA:
SECTION 1 : That Section 16 of Ordinance No. 289 of the City of
Miami Beach, Florida, be and the same is hereby
amended by adding thereto, immediately preceding the last paragraph
thereof, the following:
District No. 57. There shall be a front yard having a
depth of not less than fifty (50) feet
measured from Collins Avenue and a side yard having a
width of not less than ten (10) feet on either (each) side
of a building.
District No. 58. On the northerly side of the Lot, there
shall be a side yard having a width of
not less than five (5 ' ) feet measured from the northerly
boundary of said Lot.
SECTION 2 : That Ordinance No. 289 of the City of Miami Beach,
Florida, and the maps attached thereto and made a
part thereof be and the same are hereby amended so as to include in
Area District No. 57, as said District is set forth and defined in
said Ordinance, that certain parcel of land situate in Miami Beach,
Florida, described as follows, to-wit :
All of Lot "A" of The Indian Beach Corporation' s Subdivision,
according to the Plat thereof, recorded in Plat Book 8,
page 61 of the Public Records of Dade County, Florida, except
the portion thereof bounded as follows, to-wit :
Bounded on the easterly side by a line described as follows :
Beginning at a point wh:.ch is on the northerly line of 44th
Street produced easterly and three hundred eleven (311) feet
easterly of the easterly line of Collins Avenue, as said
Collins Avenue is shown on the Amended Map of the Ocean Front
Property of the Miami Beach Improvement Company recorded in
Plat Book Five (5) Pages Seven (7) and Eight (8) of the Public
Records of Dade County, Florida; thence run in a northerly
direction seven hundred (700) feet more or less, to a point
on the northerly line produced easterly of Lot "A" of the
Indian Beach Corporation' s Subdivision, as shown on the
amended Plat thereof recorded in Plat Book Eight (8) , Page
Sixty-one (61) of the Public Records of Dade County, Florida,
said point being five hundred sixty-two and four tenths (562.L!)
feet easterly of the easterly line of Collins Avenue,
measured along the said northerly line of Lot "A" and the
said northerly line produced easterly.
Bounded on the southerly side by the aforesaid northerly
line of 44th Street and said line produced easterly.
Bounded on the northerly side by the aforesaid northerly
line of Lot "A" and said line produced easterly.
Bounded on the westerly side by a line described as follows :
Beginning at a point on the aforesaid northerly line of
44th Street, said point being 90.0 feet, measured at right
angles, westerly of the above described easterly boundary;
thence run northerly parallel to the above described easterly
boundary, a distance of 180.0 feet; thence run easterly
parallel to the above described southerly boundary, a distance
of 40 feet, more or less; thence run northerly, parallel to
and 50.0 feet, measured at right angles, westerly of the
above described easterly boundary a distance of 340 feet more
or less; thence run westerly parallel to the above described

northerly boundary a distance of 40 feet, more or
less; thence run northerly parallel to the above
described easterly boundary, a distance of 180,0
feet to the point of intersection with the above
described northerly boundary, said point of inter-
section being 90.0 feet, measured at right angles,
westerly of the above described easterly boundary.
SECTION 3: That Ordinance No. 289 of the City of Miami
Beach, Florida, and the maps attached thereto
and made a part thereof be and the same are hereby amended
so as to exclude from Area District No. One and so as to
include in Area District No. 58 as said Districts are set
forth and defined in said Ordinance, that certain parcel of
land situate in Miami Beach, Florida, described as follows,
to-wit :
Bounded on the easterly side by a line described as
follows :
Beginning at a point which is on the northerly line
of 44th Street produced easterly and three hundred
eleven (311 ) feet easterly of the easterly line of
Collins Avenue , as said Collins Avenue is shown on
the Amended Mep of the Ocean Front Property of the
Miami Beach Improvement Company, recorded in Plat
Book Five (5 ), Pages Seven (7 ) and .Eight r8i of the
Public Records of Dade county, Florida; thence run
in a northerly direction seven hundred (700) feet
more or less , to a point on the northerly line pro-
duced easterly of Lot ''A'' of the Indian Beech
Corporation's Subdivision, as shown on the amended
Plat thereof recorded in Plat Book Eight (8) , Page

therly line of 44th Street and said line produced

Bounded on the northerly side by the aforesaid nor-
therly line of Lot "A" and said line produced easterly.
Bounded on the westerly side by a line described as
follows :
Beginning at a point on the aforesaid northerly line
of 44th Street, said point being 90.0 feet, measured
at right angles , westerly of the above described
easterly boundary; thence run northerly parallel to
the above described easterly boundary, a uist .nce of

described southerly boundary, a distance of 40 feet,
more or less; thence run northerly, parallel to and

SECTION 5 : That this ordinance shall go into effect immediately
upon its passage and posting as provided by law.

City of Miami Beach, Florida, do hereby certify that Ordinance
No. 1120, entitled: "AN ORDINANCE AMENDING ORDINANCE NO. 289,
COMMONLY KNOWN AS THE 'ZONING ORDINANCE OF THE CITY OF MIAMI
BEACH, FLORIDA' ", having been passed and adopted by the City
Council of the City of Miami Beach, Florida, has been posted
by me in three conspicuous places in the City of Miami Beach,
one of which was at the door of the City Hall in said City
on the 22nd day of July, 1954, and that said Ordinance remained
posted for a period of at least thirty days in accordance with
the requirements of the City Charter of the said City of Miami
Beach.
