THIS SPECIAL WARRANTY DEED is made~t~jr ~ day of ~~
A.D. 200~, by HOTELERAMA ASSOCIATES, LTD., a Florida limited
partnership, whose post office address is 4441 Clooins Avenue, Miami
Beach, Florida 33141, hereinafter called the Grantor, to the CITY OF
MIAMI BEACH, whose post office address is City Hall, 1700 Convention
Center Drive, Miami Beach, Florida 33139, hereinafter called the
Grantee (wherever used herein the terms "Grantor" and "Grantee"
include all the parties to this inst,rument and the heirs, legal
representatives and assigns of individuals, and the successors and
assigns of corporations) .
WITNESSETH: That the Grantor, for and in consideration of the sum
of $10.00 and other valuable considerations, receipt whereof is hereby
acknowledged, does hereby grant, bargain, sell, alien, remise,
release, convey and confirm unto the Grantee, to be used for road
right-of-way purposes only, the following described land situate in
Miami-Dade County, Florida, viz:
See legal description attached hereto and made a part
hereof as Exhibit "A".
Said property is included in Folio Nos. 02-3226-001-2180 and -2190.
Subject to:
1. Zoning and other governmental rules, regulations and
ordinances.
2. Restrictions, covenants, conditions and easements of record,
without int,e.nt to reimpose or reinstate same hereby.
3. G~neral and special taxes or assessments for the current
year.
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor hereby covenants with the Grantee that Grantor
will defend the title to said land against the lawful claims of all
persons claiming by, through or under said Grantor.
This is not a conveyance of all or substantially all of the
assets of Grantor.
